1.       Neutralize

From wall color to decor keep it simple - you can add bursts of color with accessories 

2.       De-clutter

Start packing away excess nick-knacks, small kitchen appliances etc. - leave rooms with an open and airy feeling 

3.       Depersonalize

Starts packing up personal collections, certificates, photos - buyers want to envision themselves living in the home 

4.       Make Repairs

Fix holes, cracks in walls, ensure all of the "small" items are taken care of 

5.       Clean, Clean, Clean

Home must be spotless - Q-tip spotless 

6.       Remove Odors

This includes, pet odor, cooking and cigarette smoke 

7.       Pay Attention to the Outside

It is just as important to have the outside of your home well maintained and taken care of as the inside.  First impressions are everything! 

8.       Lighting

Ensure the home is bright and airy - open windows, replace burnt out or missing bulbs in fixtures 

9.       Stick to it

The time your home is on the market may seem like an inconvenience to keep it looking show room perfect.  "Small inconvenience now for a long term gain."  It will all be worth it! 

10.   Hire a Professional Home Stager

Kimberly great list.  I particularly like #9.  I've had seller's, with an overpriced or a strange location house, contact me in the first week disappointed that the house didn't sell immediately.  Often their comment is "like on HGTV" and I respond, "have you watched "Get it Sold" lately.  Most of Samantha's staged houses aren't selling IMMEDIATELY either.  Sometimes the television views of this business really get in the way of reality!  Thanks for sharing.

Kimberly:  great post.  I agree with Ginger.  TV gives the public a distorted look on real life.  How many of us can do a basic remodel and stqge for $2,000.  It would be great if all of our contractors were free.
