Where is all the private money

I know, do I really expect it to just jump out at me and say "Here I am". Well we really have a good system but there is always a hitch. We want everything to be above board and we are great at talking with the seller and earning their trust, awesome at getting the neccessary paperwork to each lender, following up with lenders, successful at approvals, BUT when it comes to the exit strategy- end buyers lenders can make or break our deal-SO we are trying to round up some private funds to lend on our deals and we can hold them for 3-4 months, rehab them up to date and then sell. It would be a dream to have cash buyers and not have this challenge of lenders cold feet. We are in a tough economy-I get that but I was telling my husband I envision being at a dance and evryone is circled around but nobody has the courage to get out there and dance-but you notie when 1 person does a few more, than a few more, trickle on the dance floor and then everyone is on the dance floor. Real Estate has its ups and downs but we are in this business and it requires taking risks. If we are negotiating deals with banks to bring below market value to "reform" our real estate market, we need buyers and lenders to see this as an opportunity. We have been called all kinds of names but we know in our hearts that we are pressing through for the good of the people. We are risk takers- we see the silver lining- obviuosly we need some private money lenders to seize the opportunity with us and turn this ship around- let us be the first one out there on the dance floor and soar with us- no turkeys here. I'll know by the posts to this blog who are turkeys or eagles!!!
