Are you looking for horse property what is the difference?

 I get  calls from sellers & buyers that want to talk with me about horse properties.  The biggest item of concern has been that they have worked with agents that claim to be knowledgeable in the horse property area. Then they follow that with questions about horse property.  Well I for one feel that just because it is zoned for or has a minimum acreage for horses doesn't mean it is a horse property.  I sold a fantastic couple a horse property a couple of years ago. They had worked with 2 other good agents in the area, however neither agent had ever owned a horse and were showing them property zoned for horses. Well the properties they were showed had steep grades and lots of rocks, homes were centered on the lot preventing any kinda of barn or arena with out major excavation or sometimes even room.  The vacant lots were shown that were again rocky and the agents ( part of our job is to give good advice ) were explaining how the home could be placed on the lot with no regard to where they might want to set up there horse area. No regard for barn, arena or even pasture. If they did they really didn't take into consideration prevailing winds or that dreaded fly increase. 

 So if your looking for a horse property ask the agent a couple of questions, if your an agent that does sell horse properties have answers ready.

Do you own or have you owned a horse?

Have you ever sold a horse type property?

What makes a horse property to you? The most important question.

Now agents in my area have a lot of inventory and it is impossible to know each and every property. But it is possible to know  what kind of property is in any given area if you are out and about and have the knowledge of surrounding areas.  So everyone just remember there is more to selling or buying Real Estate then paperwork and follow up. Know your product and give advice in areas you feel comfortable in.  Don't say your knowledgeable if you are not. It is better to say I can show you properties that are zoned for have the room for horses and you tell me if it will work for you.  That is better than getting egg in your face when your lack of knowledge will show like a full moon on and dark night.
