Buyers interested in Carlsbad real estate, especially newer homes for sale, may find Bressi Ranch to suit their style perfectly.


Bressi Ranch, located at the junction of El Camino Real and Palomar Airport Road in Carlsbad, is one of the town's newest, and largest, Master Planned Communities. Located inland about 4 miles from the ocean, Bressi Ranch is about 30 miles from downtown San Diego and perhaps 6 miles from Carlsbad Village.


Like the other master planned communities (La Costa Oaks, La Costa Greens, La Costa Ridge, Rancho Carrillo, La Costa Valley), Bressi Ranch prides itself on its walkability, allowing residents a comfortable sense of community and easy access to parks, schools and a community center.


Unlike other Carlsbad Master planned communities, however, the Bressi Ranch master planned community also offers number of retail shops and other services within walking distance of many of the homes, elevating this community to that of a true suburban town, similar to what you will find at San Elijo Hills in San Marcos.

A new elementary school was built as Bressi Ranch was being developed; the Bressi Ranch community is served by the Carlsbad Unified School District.


Formerly a working ranch of rolling hills and wetlands, the developers  wisely set aside about 200 acres of open space, to be enjoyed by residents and easily accessed by walking trails, in accordance with Carlsbad's requirements for new developments that have been in place for a number of years.


There are 8 parks of varying styles and recreational offerings, to provide welcome havens for homeowners and their guests to enjoy the outdoors in a neighborhood-like environment.


The Bressi Ranch master planned community encompasses 8 neighborhoods, of homes of varying styles, sizes and price ranges, suitable for a broad range of Carlsbad Buyers. Other than the condos at Mulberry, an affordable housing community, all the homes at Bressi Ranch are single family detached homes, ranging from the $500,000s well in the low millions at Magnolia that are high-end luxury homes of 4,900 SF to over 6200 SF on large lots (almost ½ acre), reminiscent of Southern plantation homes.

Bressi Ranch homes have pretty much now been completed as of 2014 so all that is available are resales.


Overall Bressi Ranch homes range in size from around 2100 SF to about 6200 SF, with 3 to 5 bedrooms and 2.4 to 4.5 baths.



The Bressi Ranch subdivision location allows easy access to amenities such as shopping, restaurants and things to do in Carlsbad (e.g., upscale shopping at The Forum on El Camino, Legoland, The Flower Fields, the Premium Outlets Mall, the Museum of Making Music) as well as in nearby San Marcos, located just a few miles east on Palomar Airport Road. And of course the Carlsbad beaches are only a 20 minute drive (about 4 miles as the crow flies). Bressi Ranch is also fairly close to major commuting routes - the 5 and 78 freeways, El Camino Real, and Palomar Airport Road,


The Palomar Airport is just a couple of miles to the west. Be aware that there may be some noise from time to time depending on location in the community.

The heart of Bressi Ranch is the Village Club (shown at the right) - a private facility for residents, with a swimming pool, meeting room with kitchen, spa, showers, barbecue area, picnic tables, outdoor fireplace, and a walk-in wading pool. The club can be rented for private functions and parties.


If you are considering Carlsbad homes for sale and like the idea of a master planned community with nearby shopping (e.g., Trader Joe's, Peets, Stater Brothers), the Bressi Ranch neighborhood may be the right place for you.

Thanks, George. Yes, the new homes are monstrous - one wonders what people do with all that room. Many of the Bressi Ranch homes are smaller.

Kirby - none of the listed homes are indicated to be short sales or distressd in any way. Properties that have been bought and then sold within a year or so may be in that category but not disclosed as such (if they are short sales they DO have to disclose this since it will be subject to bank approval). Those being sold due to divorce or other family circumstances are not noted.

Prices on some recent resales were comparable to the purchase price a year or so ago. Some have sold for more by 1-2% and others have been sold for less.

I was looking at a condo in the Bressi community and it said that there were income and family size requirements to live there.  What are those requirements please?

I'm sorry that I did  not see your comment. The requirements are primarily around income, since these condos are designated as affordable housing. They must also be owner occupied. Here is a link to the condos at Mulberry in Bressi Ranch.
