Would You Pay More To Sell Your House?

Offering a higher commission to help sell it faster presupposes that a realtor would focus more efforts to sell a home where they earn more commission, and that just simply is not the case with most of us -- no wonder realtors have a bad rep. I am with Holly on this. And, though an unpopular perspective among many realtors, I think we can help most of our clients more by offering them a little bit BETTER deal on commissions than in raising them.

I just read an article on MSN Money, Pay More to Sell a Home Faster,  that says that sellers have begun paying larger commissions to incent their Brokers to work harder and to bring in more buyer's agents.

I am sorry, did I miss something?

When I create a contract with a buyer or with a seller, I create a relationship where I work for their best interest. If I choose to show a house because I would get a higher commission, whose interests am I representing--theirs or mine? It might be theirs, but the water is definitely muddy...

If I work harder on one listing than another, because one pays a larger commission, am I doing the best for both my clients, or have I sold myself to the highest bidder?

Is this more media frenzy or are people really doing this?  I have not seen it in my market, but that does not mean it is not around--just hasn't been on the listings that I have shown. Although, maybe I am naive, but I do not check the commission on the listing unless I am writing a contract; if the house is right for my clients, I show it.

No doubt, it takes more money and more time to sell a listing these days, even one that is priced right, but I am not sure that offering a higher commission is the way to move inventory.

I have seen higher cooperating commissions offered.  I have not seen it make much diffference.  I have also seen an agent offer a car to agents for a full price offer on an overpriced property.  Any agent who jumps on that needs to lose their license.

I agree - I would never let the commission make a difference in whether I would show or not show property to a client. What the client wants, the client gets!
