Calling the Agent on the FOR SALE SIGN -- GOOD IDEA?!?!?

So, you're driving down the street and you see a FOR SALE sign.  You've been in the market to purchase for awhile, and think you know all about real estate.  You think that by calling the agent who is featured on the for sale sign yourself, you'll get information about that property . . .

"Hi, I'm calling about the house for sale on Elm Street.  Are you Amy Agent?"

 "Yes, I'm Amy.  How can I help you?"

"Well, I'm really excited about this house.  I work close by and drive home this way every day.  I just LOVE this area.  I don't know the asking price, what do the sellers want for it?"

"Oh, the house on Elm . . . we have that at $295,000, which is a STEAL."

 "ONLY $295,000, gosh I thought that would be much higher.  I'm qualified for $350,000 . . . when can I see the inside?"

"Well, I'm having an open house and I'm planning to have a good showing. We just listed today and already I'm getting calls on this place."


By now, the drive-by buyer has tossed the baby out with the bathwater!  They've called the listing agent -- the agent who is HIRED BY THE SELLER!  The listing agent is under contract, and has an "agency relationship" established with the sellers.  They are now -- in legal terms -- the agent of record and have a FIDUCIARY DUTY to their clients.

Let's review the above conversation:

1) The buyer has already told the agent of their excitement, and desire for the house.  Your Exclusive Buyers Agent would KEEP EMOTIONS out of it!

2) The buyer has already mentioned how much they are qualified for -- forget about a reduced price, or other seller concessions.  The listing agents KNOWS the caller is well-qualified to buy . . . and can afford it!  Your Exclusive Bueyrs Agent would never discuss what you are qualified for.  They owe their fiduciary duty to you!

3) The agent is getting calls on the place -- THE BUYERS!  Your Exclusive Buyers Agent would make all the calls for you . . .


 A call to the listing agent by YOUR Exclusive Buyers Agent would go something like this:

"Hi Amy Agent.  This is Carla Muss-Jacobs, the Broker/Owner of EBA Portland.  Listen, I have a client who wants to tour, is your listing available?"

"Hey Carla, thanks for calling.  Please tour . . . it's available!!  You know, I'm having an Open House this Sunday, but get your client in NOW.  My clients are really flexible on showing."

"Thanks, I'll set that up with them.  I notice the price is $295,000 . . . you know that seems a tad on the high side for the area."

"You know, it might be.  But, my clients are really MOTIVATED, and we have some wiggle room.  They're moving in two weeks for a job transfer.  They're getting anxious.  Write it up Carla!  Bring in your offer!"


Notice a difference?!?!

Carla - Can't believe that this was your very first blog.  I still have problems producing ones as good as this, well into my blogging.  Love your example - It's amazing that even after we explain the pitfalls of having the listing agent represent you as a buyer, some buyers still don't get it.

Carla, this is a good post. You will have that problem if you don't educate and drive home to your clients that it is in their best interest to let agents know that they are represented. They buy off emotion, so common sense goes out the window when they see their dream home.

Hi Carla, Great explanation of the advantages to a buyer of having representation.  It is amazing how many people think they are going to get a deal by calling the listing agent.
