When you gaze upon the waters you have a tendency to reflect back and see where you have been and think about where you may be going.
When we compare the market activity in the 1st quarter of 2008 to the 1st quarter of 2009 we can see that Active listing inventory is slightly down with 259 homes presently on the market compared to 275 Actives last year. There were 67 homes that were withdrawn or expired off the market without selling in 2008 compared to only 56 homes in 2009.
But the true test is in the SOLD properties and there were 108 homes closed in 2008 with 123 in Pending Sale compared to only 55 closed properties in 2009 with 72 Pendings.
The average Days on Market for these homes jumped from 96 in 2008 up to 136 in 2009.
But when we look at pricing the Average Sold price of these properties holds fairly steady with $208,967 being the average in 2008 and $202,028 in 2009.
