Last chance!!!  You would like to say "I bought my home at the bottom of the market!"  This may be the bottom and there is a chance that the bottom has already passed!  One thing is for sure, Home prices are incredibly low in the better communities.  Valencia, Stevenson Ranch and many of the most desirable communities that make up the Santa Clarita Valley are already seeing competition for homes.  Inventories have fallen especially when you only consider homes that are actually going to sell in this market.  Sure, there are many overpriced listings.  These homes will not even get shown.  However bank owned, foreclosures, short sales and motivated sellers aren't hanging around.  They are flying off the market in the best locations.  You may have missed the boat when looking for a single family detached home priced between $350,000 and $450,000.  There is already a feeding frenzy in this price range.  Call me, Tony Lewis with RE/MAX of Valencia for listing that match your family's needs.  I will email them to you and also make an appointment to show you the best homes that match closest to your criteria.  Visit www.TonyLewis.com to see all the current Bank Owned, Foreclosure homes in the Santa Clarita Valley.  You will also be able to sign in to have new listing emailed to you as they hit the market.  Call me at 661-510-7975 Cell Direct or email at tonyglewis@yahoo.com You can depend on 30 years of local knowledge to be working for you!

Great post.  This is the bottom of the market.  We sold a home this week for about a 215 net, and previously homes in the subdivision sold for 380K.  When you combine that with a 4.75% mortgage rate it is unbelievable.
