I've often wondered what exactly makes a buyer or seller choose a particular person or company when they're searching for someone to represent them in the sell or purchase of a home.  I'm hoping, with this post, to get responses from consumers, as well as Realtors/Brokers. INQUIRY MINDS WANT TO KNOW. (This will NOT be a Member's Only post).

  • ALL Consumers: How do you feel when you read an ADVERTISEMENT (be it on-line, magazine or newspaper) from a Realtor/Broker who is rattling on and on about HOW WONDERFUL THEY ARE? HOW THEY ARE THE BEST COMPANY AROUND? HOW THEY LIST AND SELL MORE THAN ANY OTHER COMPANY (in the world...just kidding)? Does this kind of bragging (regardless if it is true of not) TURN you ON or OFF?  Or do you think "Man, are they full of themselves?"

  • Sellers: DO YOU WANT A BIG NAMED COMPANY TO REPRESENT YOU IN THE SELL OF YOUR HOME? If so, why exactly? Is it because you think that buyers are looking only at well-known company sites/advertisements in their home search?  In all honesty, buyers (most nowadays) begin their search on-line and RARELY, if ever, consider the company name behind the listings that pops up in their search. Their first thought is, "Ah, this looks like the house I am looking for." Quite often, they could care less whose name is behind the picture of that house...they just want facts about the property.

  • Buyers: When looking for a Realtor to help you find your "Dream Home," do you want a Realtor from a particular well-known company? Or, are you most interested with the Realtor's reputation and how well you'll get along with him or her? How do you usually "choose" your Realtor? Is it with an initial call to get a "feeling" of that person's demeanor/personality? If they start telling you how wonderful they & their company are, do you "buy it?" Or, are you turned off?

  • Realtors/Brokers: Do you FEEL this type of advertising is necessary? Do you THINK consumers immediately THINK "I'm going with this company because they SAY they are the biggest and the best!"

My take on this; When I was buying my first home, (before the Net), I went to Open Houses to find my Realtor BECAUSE I could see and hear, first hand, what this person was like. If they were pushy and loud, I was out of there.   If they began bragging, I was out of there.  I didn't need someone to tell me how great they were... I needed them to show me how great they were.  And to this day, BRAGGING & BOASTING turns my stomach.

Pat: That is an excellent point! I'm going to go in and re-look at mine...because too much of anything can be sickening.  Thanks for sharing that.

Liz:  That is so interesting, and many consumers may feel the same. For me, a BIG named company doesn't mean those Realtors know anymore about an area than Rockie Realtydown the street. I've worked for a fe BIG named firms and I KNOW many or most of those agents didn't know anymore about the town than any other Realtors in the smaller offices.   Thanks so much for your point of view.

Christine: Me, too, as that is WHAT MATTERS. Crossed fingers. "how great I am" I run for the hills (or   mts. as in my case.

Sue: Excellent points.  I'm with you, if a Realtor starts their "I am so great" stuff," I head for the hills (or mts, as in my case).  And, as you pointed out; honesty, compatible personalities and cooperative goals (I think that is the bottom line).  Thanks.

There are so many "multi-million" dollar producers and claims of the best, that it rings hollow. Even in the old Web 1.0 days people like Michael Russer taught that marketing yourself should be all about benefit, benefit, benefit. If you want people to know what you can do, use real testimonials about how you took care of someone like in a short sale, or maybe someone got transferred and had 60 days to sell their home. That speaks to people. One thing I am starting is video testimonials. Seeing is believing. I would suggest that the best time is at closing because if you have done your job properly, that is a very happy time, and they will have the experience fresh in their memory.

I used to keep better track of my testimonials...and since reading your comment, I am going to come up with a NEW "questionnaire" to give my clients at closings and ask permission to use it once they fill it out and send it back.   I THINK your video testimonials will be A BIG HIT!   Thanks.

Hi Kat -

Good topic.  I just wanted to throw this out there... I've never gotten a listing or helped a buyer because of my past track record.  It's more about building the relationship, showing enthusiasm and telling people the truth. 

That, for me anyway, has worked better than bragging about the millions I've sold.  Most people don't care about what you did in the past - they just want to know how you can help them now.  Just my two cents.  :o)

I was on a listing appt about a month ago and they told they had another agent they were interviewing but all he did was talk about how great he was. They were not impressed at all. I consider him a good agent in the area to work with but I guess that is his marketing. They already told me when they put their home on the market that I have the listing:) I guess it pays to not talk about yourself

At the end of your blog you mention that you went to Open Houses to evaluate real estate agents. That's exactly what I've done. And preferably to listen to them talk business with other visitors, not directly with me. Good way to find out their level of professionalism.

Hi kat,

Really pushy, aggressive, "salesy" people always make me think twice.  I certainly wouldn't trust someone like that with my biggest investment.  I guess for me I'm looking for someone highly educated in real estate, someone who knows a lot more than me who can get me the house I want or sell my house by marketing it professionally and negotiating the best deal possible.

Great thought-provoking post!

I am curious when I read about all the various agents who boast of being "number one". They rarely say exactly WHAT they are number one at....there are so many facets of being number one at anything! I also wonder how often they are asked by their prospects to produce something to verify their claims..??

When I am seeking to do business with someone, I DEFINITELY prefer to work with a person who conveys their abilities and qualities without them having to tell me how wonderful they are....I will find that out before too long in how they handle their business, how knowledgeable they are & how they treat me.

I do not need them to tell me how wonderful they are - I will figure it out (or not)!
