I've often wondered what exactly makes a buyer or seller choose a particular person or company when they're searching for someone to represent them in the sell or purchase of a home. I'm hoping, with this post, to get responses from consumers, as well as Realtors/Brokers. INQUIRY MINDS WANT TO KNOW. (This will NOT be a Member's Only post).
- ALL Consumers: How do you feel when you read an ADVERTISEMENT (be it on-line, magazine or newspaper) from a Realtor/Broker who is rattling on and on about HOW WONDERFUL THEY ARE? HOW THEY ARE THE BEST COMPANY AROUND? HOW THEY LIST AND SELL MORE THAN ANY OTHER COMPANY (in the world...just kidding)? Does this kind of bragging (regardless if it is true of not) TURN you ON or OFF? Or do you think "Man, are they full of themselves?"
- Sellers: DO YOU WANT A BIG NAMED COMPANY TO REPRESENT YOU IN THE SELL OF YOUR HOME? If so, why exactly? Is it because you think that buyers are looking only at well-known company sites/advertisements in their home search? In all honesty, buyers (most nowadays) begin their search on-line and RARELY, if ever, consider the company name behind the listings that pops up in their search. Their first thought is, "Ah, this looks like the house I am looking for." Quite often, they could care less whose name is behind the picture of that house...they just want facts about the property.
- Buyers: When looking for a Realtor to help you find your "Dream Home," do you want a Realtor from a particular well-known company? Or, are you most interested with the Realtor's reputation and how well you'll get along with him or her? How do you usually "choose" your Realtor? Is it with an initial call to get a "feeling" of that person's demeanor/personality? If they start telling you how wonderful they & their company are, do you "buy it?" Or, are you turned off?
- Realtors/Brokers: Do you FEEL this type of advertising is necessary? Do you THINK consumers immediately THINK "I'm going with this company because they SAY they are the biggest and the best!"
My take on this; When I was buying my first home, (before the Net), I went to Open Houses to find my Realtor BECAUSE I could see and hear, first hand, what this person was like. If they were pushy and loud, I was out of there. If they began bragging, I was out of there. I didn't need someone to tell me how great they were... I needed them to show me how great they were. And to this day, BRAGGING & BOASTING turns my stomach.
