PLEASE, WE BEG YOU, GET THE HOME YOU'REBUYING INSPECTED

We had the pleasure of going on a listing presentation with an elderly lady who had made an appointment. We were prepared with the usual arsenal of CMA's, Our Sellers Guide, MLS data, camera, etc.. We arrived on time and the lady greeted us and was showing us the outside of the property, which had great potential but there seemed to be an odor. When we finally made it inside, the smell we were smelling on the outside (SKUNK) was twice as strong inside. The lady admitted to us she had a skunk problem! In talking further we discovered she had purchased this home as a FSBO and never thought to have it inspected. She thought she had made a great deal until she discovered numerous other problems which had cost her MEGA bucks to fix. Its seems the skunks had been there for a while and the prevoius owner had blocked all the floor vents with carpeting to try to contain the order outside, but this caused the heating system to fail.

Moral to the story....HIRE A REALTOR AND GET YOUR HOME INSPECTED BEFORE YOU BUY!

One buyer client of mine insisted that her purchase be inspected only by her uncertified carpenter friend.  This carpenter kicked all the base moldings and made disparaging comments about the joists - but completely missed the fact that the heating system didn't work.

Whether representing buyer or seller I insist that an inspection be performed. I think the buyer has a full right to UNDERSTAND what he is buying.

.....and please explain to your buyer their responsibility towards the inspection(s) expense. Yes MR/MRS/MS Buyer the cost to inspect your prospective purchase is yours not the sellers.

Strangely not all buyer agents understand this.
