We all offer advice to clients when they are buying a home, here are three areas not many brokers have taken the time to become experts on; Flooring , fire extinguishers and Appliances.

*An easy test for good Carpeting.                                                       

#1. Closely packed surface yarns and tightly woven backing make for a carpet that wears and looks better longer  insist on density.

#2. When covering moderate to heavy traffic areas, Avoid Soft Plush Textures.

#3. Shock absorbing lengthens carpet life and creates a more comfortable surface, Invest in a good Pad.

#4. If cost is a factor, compromise on the amount or size of the carpet, not on the quality, Tip choose a lesser quality for low traffic areas such as bedroom, but keep the high quality in the living spaces.

 

*Finding the Best Fire Extinguishers                                                    

It's Easy as A-B-C, To fight the three most common household fires: Class "A" fires involve paper, wood & Cloth, Class "B" fires are flammable liquids and gases, Class "C" are Electrical equipment. Choose the most powerful unit you can easily carry and use. Power categories: range from 1-10 indicating what size fire the unit can fight. Recommend to your clients: an all purpose ABC unit having a minimum power rating of 2-A: 10-B/C.

 

* Kitchen Appliances...Repair Vs. Replace.      .

Simple Rule of Thumb: If the repair cost exceeds one-third the original price of the appliance, consider replacing it. Once an older appliance is out of warranty and not nearly as efficient, you are better off replacing the current appliance with a new model that comes with a warranty. Most Appliance repair companies will give you a free estimate.

Steve...Very good tips.  The fire extinguisher is one that many people don't have in the house and should!!!
