Everyone here on Active Rain knows what to do don't they?  Say you get a brand new listing in December or January.  Of course run right out and get your pictures taken and then put you listing in.  OK you have showings but no offers yet and BAM it is SPRING time.  So what do you do???   What you don't know think hard know here is a hint.

                        

Have we got the answer yet.  I tell you what here is the other hint.

Notice anything different?  Yes, yes I know the garage is on the other side.  Same basic home though (actually right around the corner)  but, what has caught your eye?  Maybe the COLOR!   YES Spring time so let's freshen up all those listings that have a dead yard or no leaves on the trees.   Can't you see what a difference the color makes in these two photo's?  The sky is not overcast and dreary, everything is green it even makes the brick look brighter.   You need to remember as all those buyers that we know are out there searching on the Internet are looking at homes that fit their basic requirements.  Yes it has enough bedrooms and bathrooms.  Yes, it has a garage.  But,  just as we talk to our sellers about staging their home and taking down all the clutter we need to stage our listings. 

I don't know about you but, I have already scheduled my photographer to go out and reshoot the front of all the new listings that I got over the winter.   I even have him scheduled to go by and just shoot the front one home that I do not even have listed yet.   But,  I went by today to speak with the owners and they have two beautiful dogwood trees in their front yard and wonderful azaleas in bloom in front of the home.  That picture is really going to grab some buyers attention as they scan the internet looking for their next home sweet home. 

So Spring Fresh your listings and grab that buyers attention from the first glance!

Larry--I was just updating my winter snow pictures yesterday with new spring photos. Since everything is a bit brown in our area still, it is important to reshoot again when the weather gets nice and the flowers start blooming...Obviously you are a few weeks ahead of us in the spring weather department. :)

Sally that is true yours is one of the few markets out there that do not need to worry about this unless you took photo's right after a bad storm.

Evelyn here we have about a two week window with alot of the spring blooms that we can get some really colorful shots in.

Teri yes we are a little ahead of some of the other area in the country but, all the better to mention it now so that everyone can put it on their calendar to get ready to do.

Hi Larry - your post is an excellent reminder for those of us who live where the seasons noticeably change like that.  Why people don't change their pictures when the snow's gone and things are green again is beyond me.  We all know how important pictures are, so I always wonder why when I see agents who don't update their pictures.

Sandy it always is like spring cleaning we need to constantly be cleaning up our listings.  Besides when you change a listing like that on most searches it will come back to the top because of new information.

Ann,  there are those agents out there that many times will just stick a sign in the yard and forget about that home unless they get an offer.

Larry that is actually something I look for when working with a buyer and I train them to do when looking for a deal.  If the photo on the MLS is old it means that it's been on the market for a long time and the owner is probably eager to deal out of desperation! 

I always do a little photo tweaking for my listing photos.

I understand both sides.  Of course my approach is that the listing agent is just a "sign agent" if they can't go and tweak their listings once in awhile.

Larry, Great minds think alike! I just did this myself and recently posted about it.  Spring definitely brings a renewed sense to the market and we should show it in the listing photos.

OMG! this is by biggest pet peeve in this industry! I hate seeing snow or dead grass in the middle of summer. I think it really dates the listing and offers nothing to help the sellers! Great post and pics!
