The good news is pending sales in the Land Park and Curtis Park neighborhoods of Sacramento for March of 2009 in 95818 are up 69.2% over March of 2008. Trendgraphix reports, available exclusively to Lyon Real Estate agents, show March inventory (the number of homes for sale) is as follows:
- 54 homes for sale
- 22 homes pending (in escrow)
- 13 homes sold
Below are two charts that divide the Land Park foreclosures from regular sales. This breakdown shows that there are very few foreclosures left for sale in the Land Park and Curtis Park areas.
The first chart below shows the foreclosure average price-per-square-foot in Land Park and Curtis Park. We have 2 months of inventory remaining. Perhaps once the moratorium on foreclosures is lifted, we'll see increased inventory, but for now, there are very few foreclosures for sale in Land Park. The average price per-square-foot for a foreclosure is $166.
Compare the foreclosure price per-square-foot of $166 to the price of a home that is not in foreclosure! A Land Park home that is for sale by a seller with equity is $288. We also have 4.3 months of inventory of these homes. You may also note that while the average price-per-square foot fluctuates from month to month, homes in 95818 are not susceptible to the wild swings and price drops that are prevalent in the rest of Sacramento.
