Everyone wants a little advantage when they are preparing to sell their home.
You just never know what’s going to “click” with a home buyer and cause them to bond with your home, AND that’s exactly what you want them to do. (That’s one reason to be absent from the home when your real estate agent shows your house.) You want the buyer to connect with your home, to think of it as their home, not your home.
So back to the topic here. MAILBOXES. Sometimes buyers see the mailbox before they see the house. Sometimes the mailbox is all they see if they are driving down the road and the house is down the end of a long driveway, etc.
I sold a home a couple of years ago for a client in our area that had customized mailbox and stand. The buyers didn’t say anything in particular about the mailbox although it was a little unusual and very attractive. On their move-in day, I received a phone call from them. The mailbox was missing and they were upset. I offered to buy them another but they wouldn’t have it. One of the things that they had loved about the property was the mailbox. They had discussed that mailbox when they were making their decision to make an offer on the home. They wanted THAT mailbox back. I started making phone calls. It surpised me when I did track down the mailbox. It seems that the sellers had mistakenly told someone that they could have the mailbox after they moved out. I explained to the person that the mailbox had to stay with the property and hekindly returned the mailbox and re-installed it.
You want to sell your home. You’ve de-cluttered. You’ve cleaned. You’ve staged. You’ve planted flowers. You’ve painted.
DON’T FORGET THE MAILBOX! It may very well the first impression that you make. Ask your real estate agent if you might benefit from a new mailbox or by decorating it, maybe planting some flowers around it? It just might “the touch” that does the deal!

Sometimes a mailbox that is too "pesonalized" can take away from a home for certain buyers, such as the Ohio State mailbox. If the buyer is a sport fan of a rival college, etc. So when planning a new mailbox to help stage your home, you will probably want to not over personalize it.
