A week has gone buy and our firm has negotiated 7 sale contracts. There are buyers out there. They need some hand holding and reassuring. Buyers are buying lower than sellers expect. Sellers have to be dedicated to the sale of their home and willing to negotiate in order to make the sale happen.
Sellers that are priced right, will get listing price. 3 of the offers we wrote this week were for full price and terms. We know that the price was right becasue 2 of those homes had multiple offers.
This definitely a market for the true professional REALTOR. Definitely not a time to be trying For Sale By Owner. One of my buyers put it this way...."I came to you because you can show me all my choices. I am afraid to buy a home from an owner. It makes me wonder why he would not use a real estate professional. Are they over priced? Are they hoping to avoid disclosure? Who will handle all my paper work and make sure I am protected when I make an offer?"
Earlier this week I had a phone interview for Inman news and suggested that a competent agent will be prepared to advise their seller of the market conditons and the possibility of a lower offer coming in.
How has your week gone? How is the market you are in doing this week? Do you have a home for sale? Looking for your feedback.
