educate buyers they have to make a move if they see a foreclosure on the market they want to buy.

lately i have been working offers for my customers and they want to low ball a foreclosure

then it turns into a highest and best offer situation and a full price offer is almost neccesary to be in the

game. I have lost several deals because we did not get close to asking price. In other situations, I have

been successful closing the deal because the customer was near the top with his and her offers.

I show them the average sale to list percentage and tell them lowballs are no longer useful.  In many price points here, the % is over 90, list to sell.
