AR Member Says Staging a Waste of Money!

I can feel your outrage, and I have every intention of revealing the culprit!

It might surprise you that the AR member is a stager...

What a shock!

...and it might also surprise you that the stager I am talking about is ME!

I was contacted by an agent yesterday, requesting a preview and staging bid on one of his listings. I was anxious to get there and see what I had to work with. Today, I went. I am writing my bid tonight, and there is one thing I know it will say: Staging this home will be a waste of money. I could easily write a thousand words describing what was wrong with this house, but it's easier to tell you what was right. The view. Period.

Any buyer who considers writing an offer on this listing, will do so simply for the view and probably gut the home for a complete remodel. I asked myself if staging a few of the rooms would enhance the view. My answer is no.

So, am I walking away from this one? Not at all. I am hoping the seller gives me a chance to explain that if she puts any money into this house, it should be to take care of some minor repairs, repaint the front door, which is metal and 50% rust, and have someone remove the bars on the windows. That's right, I said bars. Bars on windows say bad neighborhood. After leaving the home, I stopped and chatted with a neighbor to ask if there was a lot of crime in the neighborhood. She assured me there was not.

Now, I could write up my normal bid, with three options for furnishing the home. And, the seller would probably choose one and I could make some money. But, that would be dishonest, because I know it will not help sell the house.

So, what do I want for my honesty? Perhaps, someday, a statue.

Honesty isn't just for presidents!

Elaine, honesty is always the best policy!  Even if you only do a few little things to that house, its got to make a better impression than if nothing was done.  P.S. you shocked me when you revealed the naysayer!

Thanks Elaine and good for you! I am tempted, but not going to do so, to send your post anonymously to a Stager or two in my area. It's so difficult to get people to stage in this market and becomes more complicated when people lack integrity and stage places that have serious other issues.

I'm with you Elaine....this is a pet peeve of mine...

Hate to say it but a dressed up turd is still a turd. Staging a property like this is a waste of time and money...who would want to put their inventory in a place like that anyway.

Any time a property does not meet a minimum maintaintance standard or has problems we provide a service that helps them identify the items that need attention before staging. Even if it means it cuts us out. We'll handle everything from subcontracting plumbers, handyman, carpet installers, painters, whatever is needed. Personally.. some of these type of jobs have been my favorite.

Good call...on occasion we have arrived to stage, and the homeowners were not ready.  They SAID they were, but they weren't.  One was a property I was assisting on, and a painter was working on the lower of a split level, the basement was a complete construction WRECK and the upstairs was far from ready.  After contacting the Realtor, (the car was loaded, ready to stage) s/he said, "do the rooms you can". I didn't even bother with pictures, because this one was a lost cause...

Hi Elaine!

You won't get a statue perhaps, but you will sleep better at night knowing that you did the right thing. Everyone has some stories like yours. Putting lipstick on a pig would not make any difference in selling the property, so do your job and tell them what it needs to be: fixed, cleaned, replaced, etc in order to get their property ready. And if they will still have some money left, yes, stage it But only then.

Thanks, Susan! The seller is now in assisted living, and I really want to do right by her.

Charles- You are so right! My job is to help the home sell, and sometimes that does not include furnishing it, if the budget is too tight.  (Didn't mean to abandon you! I am writing a book, and it is taking up all my free time!)

Darren- Thank you so much! I've always slept well!

Donna- Not to say that staging wouldn't help this home (or any home), but who cares if the place looks nice if there are black metal bars on all the windows, and the best feature of the home is the view! Just a small statue representing all of us would be nice!

Lil Sis- Nope, not surprised at all!

Wendy- They don't seem to realize that our reputations are on the line. How impressive is it to add furniture and have the home sit on the market staged because there were so many other things that needed to be done? Our goal is not to stage, it's to get the homes sold!

Michele- You are so nice!!! I think, as stagers, we should always be willing to walk away from a job if we don't believe the staging alone will make a difference!

Terry- Yes, I felt an obligation to come clean! ;) I just hope the seller and the agent respect my opinion.

Debra- True, there will always be someone willing to come in and stage. But, we can only control what WE do, and I think it can only add to our reputation as being professional.

Thanks, Melissa! There are a lot of stagers I look up to (like you), and I always ask "what would they do?"

Margaret- This particular home has more decor issues than anything else. It was built in 1971, and is filled with wooden spindles and black wrought iron! Staging would help detract from this, BUT there are too many other problems which should be dealt with. Even the agent said there has been negative feedback about the bars on the windows.

Monica- I did tell them that if there was any money left, I could do a light staging, and I hope to get that opportunity!

Elaine, what you did is an important component of staging - making sure the necessary repairs and upgrades are done before we even think about bringing anything in.  My other favorite is when they ask me to do minimal staging throughout the house - a chair here, a picture there, no impact, no emphasis of the selling features possible... I say, if you are going to do it, do it right.  When the amount of staging they want (are willing /able to pay for...) is so minimal as to be a waste of money, I usually can find other ways to spend their money for them, on repairs, paint, etc.  Usually when funds are that thin, the maintenance schedule has suffered...

Well done, Elaine. I have a script that I use when I do this sort of thing in my mortgage business:

"You do know that I'm paid commission? What that means is that I only get paid if I do your home loan. So, if I ever told you that I don't want to do your home loan, you can take that as evidence that I care more for my clients than I do about my paycheck. That being said: I don't want to do your home loan."

Then, after explaining why it's a better choice to do something else, I ask them to refer me to people who want to deal with someone who always keeps his word and always gives a great deal.

Elaine, thanks for being so honest and letting people that there are some places that cannot be improved by traditional "staging"   However, I do believe that doing what you suggested like painting the doors, cleaning up the yard etc, ARE staging and can help showcase the property.  It just all depends on what it's worth to do it and how much return on investment it will bring!

I love your honesty.  My business partner and I had a discussion about this, or at least along the same lines.  Our company's goal is bottom line, to get that house sold.  And frankly, as you said, some homes would be wasting money on a measly staging compared to some big overhauls, which would sell the home.  Perhaps what they could pay you for is a complete list of what needs to be done to sell the home... like the remodling work.  Then let them choose if they can invest in that...then you're still being honest :)

OK the title got me too.  I would NEVER question your integrity or work ethic, I know you are first rate, but just challenge you to think about this.

Just a thought, sometimes the other stuff (which he will hopefully do because you called it to his attention) is what your staging consult is about...and what if the buyer never gets to the view because of all the other distractions?  A simple staging and coordinating of the whole project would help both the seller and the realtor who don't know where to start.  We are sometimes visual and they just are not or are overwhelmed.  I would tell you as the Realtor, if I had called you in, I needed that assistance with the seller or I would not have called you to start with.  I am afraid the view will get lost with the deferred maintenance and distractions.  Staging the view by staging the house, just my opinion.  It can be very simple, project coordination and then simple staging, but the view will be ever so more a WOW than the way it is now, right?  Just thinking like a Realtor here.  GOOD thought provoking post.

Joanne- Thanks! I do feel like I did my job. I guess I don't want them to waste their money, and if I don't think staging will help it sell, than it probably wouldn't. If they have to choose between staging and removing the bars, I had to recommend the latter.

Hey Joey (my sugary cereal lovin' FB friend!)Sounds like you are a straight up lender, and I like to think of myself as a straight up stager. My clients are always free to find someone else!

Thanks, Debbie! I did offer to do some of the fix-up myself, instead of them paying a ton of money for someone else to do a very small job. We shall see. I have not gotten a response yet.

Rita- I would LOVE to help you, and even more, I would LOVE to meet you! This is such a strange forum where you get to know people you haven't met!

We inspectors get that kind of thing. The roof is blown off, there is mold inside. The floor is sagging or has collapsed. Then people want to have an insepction to know if there are any significant problems. Usually an inspector points out more subtle things but a few times the report was much like what was apparent to anyone who looked at the home.

April- Though it may seem as if I shot myself in the foot on this one, I did give them a proposal including doing some of the work myself. We shall see--the jury is still out!

Terrylynn- You make some very good points, and my goal is always to help the agent and seller get a successful sale. The problem with this particular home is that the view is all this home has to offer and it is obstructed with bars. And, even worse than that, it gives the impression that there is crime in the neighborhood. If there is only a small amount of money in the budget, I recommend removing the bars. Steve- There is usually a good amount of hidden stuff, so when the home has very obvious flaws, it can really scare off the buyers. I bet you see that all the time!
