Why Home Staging Opens the Door to Real Estate Sales???

Home staging is the means in which a home seller or Realtor can distinguish their listing from other listings in the neighborhood. 

This is just one TRUE STORY example of how staged homes are impacting Real Estate statistics regarding the number of days a home is on the market . . . READ ON!

 There were three similar homes for sale in the same subdivision. 

  • All three were listed as vacant properties.
  • All three were similar in price and home features.
  • All three had photo's showing some of the vacant rooms. 
  • All 3 had been on the market for close to or over 120 days in late 2008; early 2009.  

At that point, Listing #3 decided to invest in Real Estate Staging.  After the home staging was complete, the listing agent placed new photos of the staged property onto MLS and other marketing Internet sites.  The following photos show how the 3 listings then compared when buyers were looking on the Internet.

Once Listing #3 had been home staged and the new photos were posted on MLS there were very important results to report: 

Listing #3 experienced an increased number of showings per week.

Listing #3 went under contract and off the market in 3 short weeks, closing a few weeks later

Listings #1 and #2 remained for sale.

If done right, accessory staging is better than a totally empty house.  I saw a house today that the homeowner had tried to stage.  Not one single thing matched, and it was very distracting.  She realized she needed more, and she needed to sell it, she is carrying two mortgages.

Hi Maureen!  Thx, thx, and thx again!  I can still claim my credit on my Web site and add it to my stats.  I have found that often things shared in staging documentation are branded and then the information is no longer useful to promote home staging; just useful to the owner.  Just think, what if every closing NAR used to develop statistics had to give credit back to the Realtor who had the closing?  A Realtor not mentioned would not be able to comfortably use the material as they would feel they were promoting their competition who had the quick closing.

Cindy -- You are so right!  I know of two homes here local; one where the realtor did it "with stuff from her attic" and another home seller that did it with stuff from the thrift shop.   OH, PLEASE . . . sometimes nothing is better than something.  To do this kind of staging you have to really hit the demographics and do memorable presentation throughout.   You know, it's like creating a catchy jingle that will stay in peoples heads, instead of creating a top 40 chart hit!  OH, I think I feel another post coming on!

Karen, GREAT way to present the reasons for Staging in every price range for every type of house! Bad MLS photos are a pet peeve of mine, so I love how you show the actual photos comparing how vacant homes appear to the 90% of buyers pre-shopping online for their next home. Very powerful stuff.
