The Website Trap: Do You Lease or Own?

By
Real Estate Technology with eXp Realty

On a daily basis I am evaluating websites for search friendliness, researching effective keywords, title tags, content, lead capture and many other contributing factors to Google success. I do this for websites big and small, new and old with varying marketing budgets. My job is to create an effective personal strategy to move a website to the top of the search ranks for competitive keywords, ultimately driving traffic and generating leads. I want everyone to be successful but unfortunately I can’t help everyone and it’s not because I don’t have time (Our SEO system is scaled well and we have employed the talent to perform).

The biggest problem I see day-to-day are websites owners with little to no control of their websites.

This has happened for a couple reasons.

  1. Template websites are priced right and consumers don’t necessarily know what they are buying. I’m not going to say every template website is bad, only the ones that restrict access to the website so much that even small changes are an added charge, a week delay, or impossible. For me as an owner of multiple websites myself, that is unacceptable. If there is one thing I have learned it is that Speed of Implementation is essential to success and survival in a changing Internet world.
  2. Many web design companies have built a subscription based service into their revenue model. The client pays the monthly and the company evolves the platform. This can work if the design company is as enthused about change and the future as the client and they consistently evolve their services. The problem here comes when the company stops evolving and the site grows outdated while the client is stuck paying monthly. Now if the client wants to move away from the companies services (and monthly payment) their website is so entrenched, and possibly under design ownership rights of the company, that to really get away involves the client paying someone to build an entirely new site to making the switch.

TIP: Find a company that gives you FTP access to your website. It’s your own website and you deserve to have control. If a company insists that they can’t let you have FTP access, there are plenty of other companies that will.

An evolution of design and control.

With new open source publishing platforms like WordPress designers can now offer clients a customized website built on a framework that allows for complete ownership and control. No more monthly maintenance fees and open source means that community collaboration has developed and will continue to develop the platform, at no cost. As the web, search engines and design evolve the community as a whole participates in the growth for the benefit of everyone. These platforms are the future of design.

Here are a couple examples of sites I built on the WordPress platform:

SeattlePowerSearch.com - #1 on Google for Seattle Real Estate

PhoenixPowerSearch.com - #3 on Google for Phoenix Real Estate

Gabe, Great points.  Many not so tech savvy people are in websites with little or no control over content and not happy with the response or lack of response they are getting from it.

Thanks June. That's the exact problem I hear from people on a daily basis. Many people know their website is outdated and need to change and the companies they are working with are unresponsive and falling behind. Many these people are paying big $$'s for this kind of service and I hope to let them know they have a choice, having full control of their own website is essential.

How the heck did you get 12000 links to that site so quick? That is a good site for sure. It must have been hard ranking for that keyword.

@Shane - Which site are you referring to? Seattle or Phoenix? Both of those sites we're positioned for their search terms for several years before the WordPress redesign, they were originally custom designs.  They were both redesigned for the reasons I brought up in the post plus the fact that WordPress is a great platform for group blogging.

Lots of good points that you brought up Gabe, and it sounds like you know what you are doing! I tried to go to your Seatle website and the internet went down.  I will try again.

@Evelyn - Thanks! This is a topic that I have spent a lot of time exploring and have been seeing as a problem more and more lately. Thanks for reading! Here's another link to the Seattle site, just checked and it should be working - http://www.seattlepowersearch.com

I do like WP. I used Joomla on my site and it was a bit of overkill. WP would have done the trick well.

Good points, but I have to say that I would not let my customers have full access to the web files. It is even difficult to find web programmers that won't mess up or break a web page. We have given ftp access to some of our clients who said they were capable, and instead of saving money, it cost us all more time and money to fix what they trashed.

Nearly all of our pages have data driven dynamic content, complicated css levels, and design elements that are fixed in a master template. Real estate web sites need dynamic content in order to tightly integrate agent, listing data and lead capture functionality.

We have in the past allowed clients to use Adobe Contribute, and I think this is a viable solution when content management is an issue.

The other really big issue that is outside of the immediate need to update content, is intellectual property. Nearly all of our code belongs to us, and it would be foolish to allow others access to code that we have spent millions to produce. Now granted some of the code is similar to everyone else's, but much of has unique and special value which enables us to serve our customers better than other companies can.

Nearly every website these days uses dynamic content, css and templates, that's standard and not a reason to justify not giving access. To avoid the problem there enducate the client that they don't want to get in and mess around inless the know exactly what they're doing.

The real point you hit on is the intellectual property and that's probably the main reason companies have a subscription service. I see a problem with this because the companies that require strict access to protect their propietary code may provide the best integrated IDX platforms but are not necessarily the best at search engine optimization and driving traffic to a website. If that client were to hire a seperate company like Working The Magic we may be limited in what we can do to help that website and client succeed.

For a general company website that needs to be updated often, I agree wholeheartedly - on the proviso the company or individual invests in some basic training to know what they are doing. I also appreciate the comments that allowing someone that does not know what they are doing, access to the code is a recipe for disaster - though perhaps with the ooportunity to generate more fees for the subsequent repairs!

A little knowledge can be a dangerous thing, plus couple that with the type of person that likes to flick a switch to see what happens, and a big mess can result.

@Chris - I look at it this way, a website domain is like a house and FTP access are the keys to the home. The owner has rights to those keys. If the owner then wants to make improvments to the home they will give a copy of the key to the sub-contractor who will come in and do their work. Yes, the owner could come walking through after the floors were just varnished but it doesn't make sense for the owner to relinquish their keys because of that reason.

Website owners who do not have FTP access have resigned their keys to their contractors and that lack of access becomes the golden handcuffs many companies have on their clients. The owner can no longer get other contractors involved to make changes to their website because they don't have access and unfortunately for them the best designer may not be the best at search engine optimization, IDX integration, lead generation, etc.; all important pieces to a websites success.

Really nice wordpress install Gabe, are you using MU for those sites?

I agree with most of what you said, altough our websites don't have FTP access.

They are built using Rails and the CMS is internal.

As it's all running on amazon, we simply have not built in FTP support for our suites.

That does not mean that clients don't have access to the full site, they can edit each page of the CMS including renaming URL's and page titles and assigning permissions to each page.

We've also open sourced our entire application so if an agent wants to move, they can take the platform with them and manage their own hosting.

They loose the benefits of our constant upgrades to the platform, but it gives them that "out" in case it's not working out.

I agree with your post regarding Template Based sites but having FTP Access is not enough. Also the sites that you posted above have made one huge mistake. The property component is wrapped into an Iframe which is a huge disadvantage when it comes to SEO.

Having ftp access only gives you access to your raw code. But what about the support and expertise to change the files. The best solution is one that offers the ability for customization, and full control over the property system. Owning and leasing makes no difference, as its very similar to owning a car. Technology moves at such a fast space that owning your own site would require you to become an IT professional. Wait I thought you were selling Real Estate ?

The goal is to partner with a company who has the expertise and who can lead you to success.

A few rules to Follow:

1) No I Frames in property system. I frames or fine in some instances but having a I frame running your property system is a huge disadvantage.

2) Be able to build custom functionality. Your system should be 100 percent customizable with support on doing so.

3) SEF URLS -You need the best URL structure in order to compete with the big boys. SEO is crucial

4) CMS - Content Management System - Make sure you have the ability to post your own articles and blog posts.

5) Use Open source and you will be able to tap into the thousands of free plug-ins available free.
