If you read my blog post from this a.m. Shot Myself in the Foot but that's OK, here is an update.  Within a few minutes of posting that blog I got a call from the agent.  Stage it NOW was his plea because he'd decided to have an Open House this week. Prior to the painting and new carpet he just wanted to DUMP this place. 

He and his wife had decided that they would pay for my staging, with a very tight budget of course. He already knew that I was leaving town for a month, tomorrow, so I had to scramble.  I told him that I needed his help to get this done and his entire family turned up.  They moved my items from storage, helped me unload and do a bit of setting up at the house. The key here was that everything had to get there in ONE trip because there just wasn't time for more. (I still have to pack my bags for being gone for a month.)

I literally threw things into our vehicles because I had no time for planning.  Would I change some things? You betcha, but there was no time for more.   I've never before done such a RUSH job but we're all pleased with the results and I think that he might just sell this home this week.  Some of the issues with this house are still there but all-in-all it's SO-O much better!

Oh and BTW, the other part of my deal with this Realtor is that if it does sell quickly, he has to destaged......I think it's a WIN-WIN for both of us.

Cindy, thank you.  You do what you need to do and I'm glad that it's done.  Fortunately I really only need to pack for a week because after I'm in So. Cal for a week for family, I'm headed to Hawaii again and everything is already there except the daily essentials.  Thanks for coming back and taking a look.

Ginger ~ I think you pulled off a miracle!  Getting the agent to realize that staging is necessary, and then his decision to pay for it AND to provide labor for moving your inventory was brilliant!  I love stories like this and no doubt this is what will sell this home.  Good luck and keep us posted -- and have a good trip too.

Maureen, I don't know about a miracle but it took some quick thinking to come up with how to get it done.  I spoke with him today and after he sat on the house for a couple of hours he got a new listing and a couple of referrals for me.  No sale but it needs some time.  Thanks for stopping back by again.

You did a great job! I worked today on an "estate" listing...no money, at all.  The realtor hired me to help her "do whatever we can" to improve the appearance.  It was like walking into a time warp...the most dated house I've ever been in.  We used what was there, I didn't bring in anything.  I didn't take any photos, I kind of wish now I had.  It is amazing what you can do with a little creativity and a dumpster in the driveway!  Enjoy your time in paradise!

Tessa, it's still slightly weeping but the tears of agony are past.  Painting alone worked wonders on all of the paneled wallpaper.  Thanks so much for stopping and commenting.

Sharon, those are toughies for sure.  Like you I often don't take photos in those circumstances and later wish I had.  Thanks for you comments and for sharing your experience.
