who can help with appraisal questions?

I suppose this would be the best place to find out about some appraisal questions i have. What is the cutoff date for a manufactured home to meet conventional guidlines? I believed it to be 1976 but i dont know what month. Then i was told 1978 then was told that it only depends on what kind of electrical system it had (ie the old aluminum wireing or newer copper). Can Soneone help clarify this for me?The property is in Las Vegas NV and has already been converted to real property (built in 1976).

I thought I had heard 1968, but that was years ago.

I found this:

"Which types of Manufactured Homes are acceptable for your loan programs?

Your Manufactured Home MUST be permanently affixed to a foundation, on land that you own (leased or rented land is an absolute deal killer). Your home must have been manufactured after June 15, 1976 and it must be a doublewide or triplewide property. "

I'm sure the exact year varies per lender.

Fortunately, I have not had a manufactured home appraisal where the home is older than 1985 within the past 2-3 years.

The cutoff date for a dwelling to be considered a "manufactured" home is the June 15, 1976. In 1974, Congress directed the HUD to establish construction and safety standards for the manufactured housing industry.  It is a huge issue in my area (FL), many lenders will not underwrite a loan on a "mobile home" because of the lack of the HUD construction standards (wind load, tie down points).

Congress stated that the standards were to "...meet the highest standards of protection", taking into account existing state (diferent states had numerous requiremens) and local laws relating to manufactured home safety and construction.  The standards went into effect June 15, 1976, as the National Manufactured Housing Construction and Safety Standards Act, but are commonly referred in the business as the HUD code. In October 1980, Congress enacted a Public Law, officially changing the name "mobile home" to "manufactured home." Consequently, a home produced under the HUD code (post 6/15/76) is most appropriately referred to as a manufactured home, not a mobile home, but the general public usually interchanges the two terms.
