Denver's Larimer Square NeighborhoodI great tool for assisting the home buyer in choosing the right place to live is the Walk Score. By assigning points to a neighborhood's walk factors and then employing the use of an algorithm to calculate comparative results, the Walk Score people have devised a way to score the relationship between convenience and placing one foot in front of the other. The following breakdown is taken directly from the Walk Score website:

• 100 = Walkers' Paradise: Most errands can be accomplished on foot and many people get by without owning a car.
• 70-89 = Very Walkable: It's possible to get by without owning a car.
• 50-69 = Somewhat Walkable: Some stores and amenities are within walking distance, but many everyday trips still require a bike, public transportation, or car.
• 25-49 = Car-Dependent: Only a few destinations are within easy walking range. For most errands, driving or public transportation is a must.
• 0-24 = Car-Dependent (Driving Only): Virtually no neighborhood destinations within walking range. You can walk from your house to your car!

Denver's Walk Score is # 11 among 40 major cities surveyed. Not bad for a city that was built around the automobile, and until just a few short years ago had no light rail system.

If you are searching for homes using information provided by Metro Denver's MLS system, Metrolist Inc., which is employed by every Realtors® search site, you can find the Walk Score for most addresses located on each property listing.

Denver's top ten walkable neighborhoods with their Walk Score are listed below:

1. Lodo 97
2. Golden Triangle 96
3. Capitol Hill 93
4. Cherry Creek 90
5. Baker 89
6. Alamo Placita 87
7. Five Points 87
8. City Park 85
9. Highland 79
10. University 75

Denver is also very bike friendly, but that is a topic for another day.

I just love Lodo.  It's been about two years since I was there.  One fond memory we had was ending up in a restaurant that was an old flour mill I believe.

There's a loft building called The Flour Mill.  I don't know of a restaurant of such, but then I actually don't know everything.  (surprise, surprise!)

Kristal, I think she's talking about the SpaghettiFactory on 18th & Market.

I have lived in LoDo & the Golden Triangle and the Golden Triangle is more Walkable, as a matter of fact I walked to King Soopers this morning and now we have Tony's Market only a few blocks away. In LoDo there is no grocery shopping unless you call Vitamin Cottage a grocery store, I called the Conoco Station on Auraria Parkway my LoDo grocery store. I am not sure about the Walk Score of LoDo, The Golden Triangle should be 100.

Hi Jane,  I remember the SpaghettiFactory!  It's been gone awhile now, hasn't it?  It's great to have a Tony's Meat Market in the  Golden Triangle.  Of course as much as I love that place I really try to avoid it!  My wallet thanks me...

KK - The Walk Score is a great tool. I did a whole series on neighborhoods that were walkable adn teh real estate that was available in these areas. Lots of variation, adn some pretty high prices for the convenience of living within walking distance of a wide range of amenitiies. Some folks search specificallt for this type of area so it's good to know what is available. Looks like Denve has some very walkable areas.
