It has been a tough couple of weeks. After being passed from various departments within the 2nd lien holder's organization and through their legal team in a different state I was finally able to find one person willing to take ownership of the file and submit it for management approval. Within 4 days of submission we had an approval and we are closing this Wednesday!
Showing both the 1st and the 2nd the true picture of the market in this particular subdivision was very important. The fact that the home had been listed at various price points for over a year and there had only been 1 other closed listing in the last 6 months really drove home the point. But being nice and persistent and thanking everyone when they at least tried to get the file to the right person also helped.
It was a difficult month or so but the end result was worth it.
The buyer has a great home at a terrific price, the seller will not have a foreclosure on their credit record and both realtor's, lawyers and lenders get paid. Win - Win for everyone!
