When "appointment is necessary" is on the listing...

Usually when people put their home or other property on the market they do understand that there will be times when their agent calls and says "someone wants to look at your house...now."   Or, that there may, in fact, be times when a potential buyer knocks on the door and asks to take a look around.   And, most sellers do take these things with a grain of salt and look at it as part of the process of selling their property.

However, when the listing information on the multiple listing service specifically states "must make an appointment" or "appointment is necessary" or "minimum two hours notice required" or something similar...please do not simply show up and expect to be greeted with open arms.   If you truly want to see the property, please do the right thing and make an appointment.

Many people are stressed these days, and many of these people are having to try and sell a home they really felt they would spend the rest of their lives living in.   Due to this, they really do not want to be present while strangers go through their home.   It is very hard on them and it is a very emotional event.  While it may be a necessity, it certainly is a very difficult one.   Please take a moment and think about how you would feel under the same circumstances.

Or some people have multiple children in the home.  It is very difficult to look at property with 2-year-old twins and a 4-year-old wanting to show you their toys one at a time, or asking never ending questions.  Truly it would be far better to give the parents ample notice so that they can take the tots to the park or another outing.

Another situation, very similar to children, is that some people have multiple pets.  It really doesn't matter what type of pets, sometimes it is best to have the pet owner remove them during a showing.  Think about it...would you really want to walk into a home inhabited by two large, not-so-friendly dogs and a 12 foot python named "Frank" who has free run of the sunroom?  I didn't think so.

There are many other reasons people require an appointment to show their property, these are just the last several ones I've encountered.   But, no matter what the reason, these sellers deserve the common courtesy they are requesting by putting "make appointment" on their listing.   By choosing to neglect to make an appointment you might well be able to view the property...but you might be setting yourself up for more than you bargained for.

I always warn my sellers that they might get some last minute calls, but being on this end of things, I HATE when people do that!  I never do that!  I always let my buyers know that I need to give sellers 24 hours notice to view homes so we schedule our appts accordingly.

Showing listings with appointments necessary can be difficult but are usually necessary.

Hi Kellie.  You pointed out several great points.  It is usually due to poor planning on the part of the showing agent that they get frustrated because of the inconvenience.    Especially now with all of the showings before a buyer buys, it's important to be respectful.

I always try to call ahead, but the there is invariably the client in the car that spots another house and says can we please see that one.  What can you do other than say "I don't have it scheduled, but I can call the listing agent to see if it is OK"?

Great info....sometimes, the somewhat last-minute call "might" just work for the seller, so I do not see any harm in asking the showing service to see if something outside of their "preferred" showing preferences is doable.

I much prefer to preview a property before I show it to my buyers, particularly in the higher priced homes. My buyers appreciate that I have already previewed the property, particularly when we have been working together for a short while & I have a very good idea of their needs & wants. That way, I can lay the groundwork for what the house is like (of course, it will ultimately be their decision whether they like it or not). If I take them in & out of houses that will obviously not work for them, they tend to not like that very much.

For a preview and not a showing, it is a-okay by me for the seller to be present (I do not want to inconvenience them), and I can tell in a quick tour whether the house will work for any of my buyers. I'll be in & out before they know it! :0)

Kellie, I work in a military area and they work midshifts and sleep during the day.  I do understand that a home that can be shown at a moments notice is preferred but is not always practical.  What really gets under my skin is when an agent tells me I will never sell the home because his buyers cannot see it NOW.  Well, since the seller wants to sleep (like that agent did last night) I guess I will have to wait for the next buyer to come along.

I had one of those. I needed to be present and the Agent showed up and set off the motion sensor on the alarm. She kept going in and out. The owner was not happy when the police called him. Now I do not put lock boxes on those house. they have to get the key from me or I hide the lockbox and let them know where it is when they call-Dinah Lee

I've had that happen several times and it is so frustrating. I have one listing that has white carpet and we have posted in the remarks please remove your shoes or put on the booties when previewing this home.  Most agents just ignore it. I just don't understand why an agent would do that.

Hi, Kellie: We all need to be respectful of the requests that sellers have to be notified for all of the reasons you mentioned (and some that are none of our business.)  It is difficult having your house on the market and having someone show up unannounced is simply rude and unprofessional.

Thanks for your comments.  Yes, it's true that sometimes a last minute call might work for the seller, and it doesn't hurt to call the listing agent and ask...but if the need for an appointment is specified we need to let our potential buyers know that it's probably just best to ask for an appointment.  Even though it is a buyer's market it really doesn't help put a deal together if the potential buyers upset or insult the sellers right off the bat.
