Condo time

 I did a 900 square foot condo new construction inspection. My client wanted a punch list inspection. No flooring and the only appliance is a dishwasher. I do new construction a little different. I do a list of concerns for every room or area.

So we have two bedroom two baths, living dining room, kitchen and patio. Three hours and fifteen minutes later the inspection was over. I have sixty seven items of concern. If I did a list of what was done right it would have been less than sixty seven.

Now what do you think the chances are that all 67 items will be corrected properly?

I hope it wasn't like one of our recent inspectors who noted on his inspection that a lightbulb was burn't out. Sounds like he isn't very busy to be inspecting light bulbs.

There were no burnt out light bulbs. However any inspector who turns on a light fixture and doesn't note that the light does not work is not doing their job. On more then one occasion it wasn't the light bulb it was no electricity to the fixture.

Now if he is a really good inspector he can test the fixture with a tic tracer.

When doing a new home or condo, cosmetic things are much more important than for an existing home.  Thing like unputtied nail holes, for instance, should be mentioned.  When someone is buying new, all aspects of the home should be completed.
