Motivation and Commitment for Successful Home Sales!

RaceDo you know whether or not you have a committed and motivated home seller?  I don't mean they will be ready or they are getting ready, I mean ARE THEY READY-RIGHT-NOW? How can you tell?  Let's examine how you might be able to determine their level of commitment. An owner who is committed to selling their home has some awareness of the market and will be receptive to your education regarding marketing and merchandising their homes for the marketplace as well as accepting current documentation of its value.   A great way to "test" their level of commitment is to see if they will agree to have a staging consultation and/or will stage their home with a professional home stager.  Will they give you a SET DATE when projects and preparations will be completed? Understand that some projects will take longer or their circumstances may keep them from being totally accurate on timing but those that are willing to set a date, typically will follow through

It is good to know that a truly motivated seller does not just want to "test the market" or even be the "just wait and see" how it goes type of seller. Most committed sellers have plans for moving forward, sooner rather than later.  They are willing participants in helping their homes sell.  Understanding home sellers motivation and their level of commitment will help you better serve their needs.  Professionally prepared and a "priced right" home are the perfect match for getting the house ready for its' introduction to the marketplace. Teaming up with the right professionals can make the selling process a lot less stressful for you and the home owner.

Remember to aim for the SOLD SIGN and getting to the closing table is the ultimate goal for everyone involved in the selling process.

Linda - GREAT blog!  Isn't it just so true that committment to selling makes a huge difference!  When sellers are unwilling to do the things that need to be done it just screams that they aren't really ready to sell - often even when they NEED to sell.

Linda -- I hear the same from Realtors....if the seller isn't really motivated to sell, it's going to take a lot longer to effectively market and sell a property.  Some agents I know even walk away from listings unless the seller is willing to do whatever is necessary to prepare their home for the market, including staging it.

Maureen; I know that there are some Realtors who walk away as well and I have to think that in some cases its probably a good business decision.

Sellers need to be ready to move forward and commit to selling their home. Staging is for resale and it requires depersonalization to make it effective. I tell my clients its time to start packing and getting ready the move...... Marketing a home is an investment of time, energy, and resources. Staging is important to this process!

I agree there is a big difference between a serious seller with motivation and one that is just testing the waters. Those with a reaon to move are much more likely to be receptive to suggestions made to make their home more marketable.

being in a lot of homes I can usually ell the difference between a staged and non staged home.  It does make a huge difference.  Hope you are having a good summer!
