Welcome back to our 5 part series covering Home Staging Checklists. Today we're going to cover any needed repairs for your home. If possible, do as much as you can on your own, but always be sure to consult a professional if required. Key areas where a professional may be necessary include electrical, plumbing, roofing or any structural repairs.
Now let's put on our coveralls and get started.
Part 2 - Repair Checklist
Walls and Ceilings
- Repaint over all patched cracks and nail holes.
- Repair torn wallpaper.
- Check that smoke and burglar alarms are functional.
Lighting
- Replace any broken or dated switch plates and outlet covers.
- Update light fixtures if necessary.
- Check for any burned out light bulbs including bulbs in major appliances.
Flooring
- Replace if dated, stained, or worn.
- Replace worn carpet and/or padding.
- Stretch and tack down any loose or curling carpet.
- Refinish hardwood floors if necessary.
- Repair or replace loose or chipped ceramic tiles.
Kitchen
- Replace countertop and backsplash ceramic tiles if chipped or dated.
- Check all cabinet hinges, handles and knobs, replace, tighten or update.
- Paint wood cupboards that are dated or worn in a warm, neutral color.
- Re-glaze or replace chipped or worn sink.
- Repair leaky faucets or replace if worn.
- Make sure major appliances are in working order.
Laundry Room
- Replace countertop and backsplash if chipped or out-dated.
- Check all cabinet hinges, handles and knobs, replace, tighten or update.
- Paint wood cupboards that are dated or worn in a warm, neutral color.
- Re-glaze or replace chipped or worn sink.
- Replace chipped or worn faucet.
- Make sure the washer and dryer are in good working order.
Bathrooms
- Replace countertop and backsplash if chipped or dated.
- Check all cabinet hinges, handles and knobs, replace, tighten or update.
- Paint wood cupboards that are dated or worn in a warm, neutral color.
- Re-glaze or replace chipped or worn sinks and bathtub.
- Replace chipped or worn faucet.
- Replace stained or dated toilets.
- Purchase a new, neutral-colored shower curtain if old or worn.
- Clean or redo mildewed or dirty grout.
Attic
- Check safety of attic ladder.
- Clear any encumbrances from attic opening.
- Replace light bulbs as necesary.
- If used for storage, tidy up.
Other
- Secure shakey handrails or loose door knobs.
- Be sure furnace, water heater, etc. are in good working order.
- Replace furnace filter.
- Check that utility connections are secure.
