How do you know if your property taxes are to high?

Real Estate Agent with Keller Williams Realty New Orleans Sale.0000030276-ACT

I think everyone knows that housing prices are down, unless you never watch TV or pick up a newspaper. Well if you live in Jefferson Parish or Orleans Parish what you might not know is that the local assessor's office reassesses property every four years. Jefferson did theirs in 2008 and Orleans updated theirs in 2007. Well the assessor uses prior sales to determine assessments. So what's the problem?  Those years were some of the highest values EVER for this area. If you bought your home in the time frame of 2000-2007 more than likely your assessment is the same as the day you purchased the property if not higher. The market is down and guess what? Your property assessment is NOT!! That means you're stuck with the assessment for the next 2 to 3 years, unless you get an appraisal. That's where G.N.O. Appraisal Services comes in to help. We will provide you or your clients a free analysis of the tax assessment. Wait did I say FREE? Yes FREE!! You must be thinking what's the catch? In order to get your property taxes lowered your going to need an appraisal. That's where we ask you to consider using G.N.O. Appraisal Services for your appraisal needs. Where offering a special price of $200 for this appraisal until July 31st. Don't wait till August 1st - 15th to try and talk to the assessor into lowering your tax bill only to be told that you need an appraisal to prove that your property has dropped in value.

For every $10,000 your property has dropped in value is approximately a $100 savings on your tax bill. The average savings is about $400 per year, but I've saved some clients as much as $1,300 per year.

So how do I go about getting a free tax assessment analysis?

We need only four things:

1. The address of the property.

2. The approximate square footage of the property.

3. The overall condition of the property (i.e. excellent, very good, average).

4. Any other special features (i.e. garage, pool, patio, deck)
