Home Staging Checklists (5 Part Series) Part 5: Showtime Checklist

By
Home Stager with Home Signature Designs, Inc.

Whew!  If you've followed the Home Staging Checklist Series from the very beginning you've done a lot in getting your home ready to sell.  By now you should have listed or are about to list your home for sale.  Make sure to not let all your efforts go unnoticed.  If you are planning on doing an open house to the public or to brokers you will want to keep everything neat and orderly to reduce any negatives that can get in the way of selling your house.

Now it's time to cash in on all the work you've done.

Part 5 - SHOWTIME Checklist!!

Kitchen

  • Put garbage out
  • Put garbage cans and cleaning supplies out of sight
  • Grind up part of a fresh lemon in the garbage disposal (if you have one)
  • Hide away small appliances, gadgets, containers and papers
  • Put away scatter rugs
  • Put away signs of pets and have them off-site if possible
  • Keep countertops clear of dishes and clutter.
  • Put away any personal items such as mail or paperwork

Bathrooms

  • Put garbage out
  • Put garbage cans and cleaning supplies out of sight
  • Put toilet seats down
  • Put away scatter rugs
  • Put away personal hygiene items
  • Put out the "to show" towels

Laundry Room

  • Put garbage out
  • Put garbage cans and cleaning supplies out of sight
  • Put away scatter rugs
  • Empty laundry basket

Bedrooms / Den

  • Make bed
  • Put garbage out and hide garbage cans
  • Put away clothes

Temperature

  • Set the thermostat at a comfortable temperature. Entering a too cool or too warm house could leave an unfavorable impression.

Windows

  • Open curtains and blinds so plenty of light illuminates the interior. Disguise unsightly views by altering the window treatments, while allowing as much light as possible.

Lighting

  • Turn on under cabinet lighting, table and floor lamps. Adjust dimmable overhead lighting to set the stage for warmth and ambiance.
  • Turn on front exterior lights at night. A house and walkway that is well lit is very welcoming.

Music

  • Put on easy listening music. Keep volume low so buyers can talk freely without any disturbances.

Television

  • Turn Off.

Hot tub

  • Uncover and turn on jets.

Flowers and plants

  • Remove any dying leaves and freshen flower arrangements.

Exterior

  • Clear walkway of leaves and debris.
  • Free the door area of clutter and toys.
  • Put garage door down.
  • Park cars off site.
