Bend, OR is the hub for year round recreation in the Pacific Northwest ... and has gained national attention as one of the TOP vacation areas in America! Currently, Bend is still experiencing excellent home value appreciation but is stablizing even though the national market is softening. It is that national 'softening' which is impacting our area real estate sales. Prices are still advancing ... albeit more slowly ... but nonetheless Bend is now the top area for cost to value which means our economy is growing (technology, production, tourism, construction) and those industry's new employees require more housing.
The impact since 1Qtr2006 is that we're seeing the Seller's market transition to a Buyer's market, longer 'days on market' for listings, and out-of-area buyers and investors are reluctant to buy because their markets are declining. With mortgage interest rates hovering around 6% (+/-), real estate is still quite the good investment!
