Use Caution when buying new construction and planning for a tax credit.
Agents protect you buyers when purchasing a new construction home and planning to take advantage of the tax Credit.
I would get it in writing that the builder will have the home closed in time for your buyer to get there tax credit. I have heard that Omaha's largest builder (Hearthstone Homes) has sold so many homes in the last 30-60 days they may have to start informing buyers that they can not complete there new home in time to get it closed for the tax credit.
So if you sell a new construction. I would write it in the contract somehow and hold the builder responsible for this if they say they can have it done. How would you like to tell you buyer they just lost $8000 because the builder got behind.
