So, when this home goes under contract in a co broke sale, and a building inspection derails the sale, it does make the seller, broker and even the neighbors wonder what happened? It's not always clear and suddenly things can get fuzzy, hush hush as the buyer exits the sale.

     Get a copy of the report and compare it with the full blown one in this case done by a structural engineer degreed inspector that your seller's had done. But also remember, don't make the assumption that the behind the scenes home inspection is the reason for the sale failure. Consider another home came up on the horizon, a change in the relationship situation or life event like job change, lay off,etc happened. But if a small issue or two do crop up that were important to the buyer and their home inspector, you have to wonder why the buyer and their broker would not work thru the wrinkles if they really wanted the place. Home inspectors, like appraisers, real estate brokers, lawyers, bankers give opinions based on their experiences. Add in the human element and speed of life and other events being juggled, and it is no wonder misunderstandings and miscommunication happens when without the home inspector's report, you have to run the spectrum of CSI solutions for what happened. Don't jump to the automatic conclusion that as the seller of real estate that a derailment of a sale due to a report negative building report is due to that report solely.
