Chester County, Pa new home sales on the rise?

Have you looked at new home sales in Chester County?  Do you have a Buyer looking for a home in Chester County?

Well depending on location, location, location, sales are increasing for new homes.  Reporting for Keystone Custom Homes, I have had an increase of nearly 400% in activity for the month of April over that of march 2009.  Written contracts has also increased in the area by over 300%.  does this signal an end to slower sales?  I don't think so.  But that's just my opinion.  what i believe is happening is that Buyer's are taking advantage of great interest rates and lower pricing. 

When it comes to selling a home: if you are staying within your existing market area, then you are either going to sell high and buy high.  Or you are going to sell low and buy low.  Unfortunately there isn't the opportunity to sell high and buy low, IN MOST CASES.  There are special circumstances where this happens, but it's certainly not the norm. 

That's not the important factor that I want to portray here today.  The important factor is that homes ARE selling and activity IS increasing.  So if you or your clients are sitting on the fence, it's the time to ask yourself WHY?  Are your clients sitting on the fence because that's just where they are going to be no matter what.  Be it now or in the future.  OR, are your clients sitting on the fence because YOU haven't convinced them it's time to gett off?

Make the smart decision.  Point the finger at yourself FIRST.  Then, if that isn't the answer, point the finger at them (be carefull which finger you point :-) )  In the end, you must determine whether or not your client is willing to make a decision to buy.  some people look for years and never make a decision.  Don't waste your time with Larry Looker.  Find Bob the Buyer!  Align yourself with the right clients. 

Also, keep your options open.  When was the last time you visited the New Home communities in your area?  I wrote a contract on Saturday to clients that were brought in just a few days earlier by their Realtor.  Their Realtor said to me at the first visit, "I didn't know that they would be able to afford a home in this community".  Three days later they're under agreement.  How great is that!

Builders DON'T always advertise incentives.  You WILL have to call or visit to find out what's going on.  Do yourself a favor, make the call!  It's worth it.
