So Close, Yet Not Quite Right

It seems that on newer construction, more and more, I am seeing roofers put a small piece of shingle in place over the exposed rafter tails and/or fascia. That is good because, a few years back they missed that a lot. I should clarify, around here at least -- Belllingham area -- they often get most of these simple flashings in place but they might miss one or two per new house.

The more common problem though is that they do the job but do it in a sloppy manner. Look at the photo below. The shingle is in place but it is still not protecting the wood. Rain that runs off the roof, when it hits that incline, is going to be diverted somewhere, but not where you want to see it go.  The wood is still exposed too.

Is it all really so difficult that the builder could not have neatly trimmed the flashing so it was not hung-up on the end of the gutter? Seems simple enough to me, especially if you are up there anyway. Now someone else has to go back up there and finish the job.

I think that is the reason we inspectors find many such issues -- Friday night -- workers wanting to get out of there, get those Elvis outfits on, and party the night away.

Still building in wood? Wow, thankfully in Houston, Texas, we have many high-qualtiy builders who compete for the homebuyer. What this means is they build higher and higher quality homes with more standard options for the same money. David Weekley and Perry Homes come to mind. Case in point, even with their "starter" homes David Weekley now includes granite kitchen counters as standard. Back to the wood issue: most builders in Houston use cement-board, better known as Hardi board.

Andrew,

That house, in the photo, is cement-based siding and panels. However, the framing, including the trusses and/or rafters are still wood and we still have to protect those areas.

Appears like there is no quality control.  A good QC or foreman should have caught that.

You know what happens is the roof covering installation was completed with the shingle flat along the rake board, then the next guy came and installed the gutters, pushing that piece up in the process.

So if you ask the roofer, he is going to say, I installed it right and point at the gutter guy.

The gutter guy is going to throw his hands in the air and exclaim that roofing is not his job, and point back at the roofer saying if it was installed right, there would be no problem.

Meanwhile the superintendent is going to claim that there is nothing wrong.

It is frustrating to see sub contractors that alter others work, to get their job done. It is like the plumbing contractor who breaks out the sawzall to go through the floor joist to put in a waste line.....

Harold,

Since the gutters are the last to go on, I am sure you have that nailed. I wish someone would put the shingles back in place prior to our inspections. I vote that the gutter guy should have to do it as part of the job.

I recommend my clients that had their roofs replace from our hail storm to have the roofs inspected.  Each one inspected had errors.... EACH ONE......

90% of the time this issue could be more satisfactorilly addressed by use of proper metal edge flashings----I have heard they are required on Planet Nutsy.
