I know some Realtors that are out to get every listing they possibly can because they know some homes will not sell before their 6 month listing agreement is up. If you look their amount of expireds on any given month there is a lot that never sells. So the seller moves on to another Realtor or gives up on selling their house for the time being.

I also hold a real estate license but am on the other end. I am very picky about the listings I take. I go into a meeting with the home owner with the question, "Is this a listing I want?"

I spend my time and my money on marketing a house in order to sell it. Is the seller willing to make any kind of investment as well. They expect me to give 100% and I expect the same from them!

We won't list a vacant home unless they Stage it, we won't list a house full of clutter, we won't list a house that is in need of many repairs unless the seller is willing to list it at a price that is appealing to over come those objections.

So why do we do this? Are we crazy?  We have a reputation for selling our listings within a 28 day period for asking price or very close to it. We have been very successful Staging other Realtors listings within that same time frame.

Many times we have a house Staged, listed and closed from start to finish in 30 days. Once we did it in 3 weeks. Why drag it out? It only costs everyone involved more money!

HI KarenSue,  great advice, time is money in the world of real estate, the quicker a home sells the faster everyone is made happy, buyer in their new dream home, seller off to do what they wish, both agents have a payday.  now that is a real win win!
