"Home-a-phobes" and how to deal with them

I just read a great post about hiring a pregnant Realtor. http://activerain.com/blogsview/1054255/Would-You-Hire-a-Pregnant-Realtor.  They had some great comments so far that I would like to expand on.

I am sure if you have been in the business any length of time, you have run across the client that gets upset about you leaving town on vacation or even for the NAR Convention since they expect you to be available 24/7/365 until they close escrow.  I have had a few of these clients and be pretty delicate in how I deal with them.  I remember one didn't want me to leave town "just in case" so only after closing did I admit that some of his calls were answered in Hawaii and others in San Diego.

With today's technology, we don't need to sit in an office all day to sell real estate.  As a matter of fact, I didn't even build or lease space for my company, it is 100% virtual.

It would be interesting to see how some of you deal with this topic.

Jim - I'm also virtual and spend the bulk of my time working from my home office and I make sure my clients know that from the get-go.  I have a virtual office that is about 15 minutes from my home that I use for meeting with clients, typically for the first meeting where I am collecting documentation, completing their app, running them through DU and pre-approving them.

During this meeting, I make sure they understand that I do not work 24/7/365.  I explain to them how I do work and if they are comfortable with that then we proceed with the process.  If not, I let them know I am not the LO for them, I wish them well and bid them adieu.

Prior to that and afterward, we pretty much interact through phone (the most desired) as well as email and fax.  Occasionally, I need to stop by their home and/or office for a signature or two but typically everything is via some sort of technology.

As I mentioned, I enjoy talking on the phone.  I'm on the phone probably six hours a day.  I've had some of the best conversations with my clients on the phone.  By the time we get to the COE, some of my clients and I know each other so well, it's almost sad to have to end the process, which is why so many of my clients and I end up becoming friends.  One of the benefits of this is that they will refer people they know to me.

This way of doing business works for me and I have no reason not to continue operating this way.  Have I lost business because of the way I work?  Probably, but I've also had the pleasure of working with some of the best people I have ever known.

My location is easy I'm the seperation of Church and State...Literally...  Church Street is on the right hand side of my office and State Street is on the left...  I have fun with it!

Donne, I agree, set the expectations up front and if people sign on with the plan and we perform up to those expectations, we will always win.

I loved post #3 too about separation of Church and State.  My kind of humor!  Kind of like when someone says they have to go home and pray on it . . . I just say "Well who do you think sent me?"
