I thought I would share with you the Current Heart Beat of the Victoria real estate market place Today around Greater Victoria. This Morning I looked up on our MLS system different districts throughout Victoria for Current residential single family Listings and Pending Sales...Surpising to see the Amount of Activity in Pending Sales...Wow.
Home Sale in Victoria Are Busy Fred Carver
Here are 12 areas of Victoria that I searched

  • Oak Bay there are Currently 87 Homes For Sale and 45 Pending Sales.That's better than 50% of the Listings in Oak Bay are Selling
  • James Bay there are currently only 6 Homes For Sale in James Bay & 6 pending Sales..if this keeps up there will be nothing for Sale
  • Fairfield there are currently 25 Homes For Sale in Fairfield with 21 Pending Sales...Wow What Slow Market:.
  • Gordon Head  there are currently 45 homes For Sale in Gordon Head with  27 Pending Sales. 60% of the Listing Are selling
  • Maplewood there are currently  10 homes For Sale in Maplewood with  9 Pending Sales...Wow almost 100% of the listings are selling here.
  • Broadmead there are currently 16 homes For Sale in Broadmead with  5 Pending Sales with an average selling Price of $ 719,000
  • Cordova Bay there are currently 37 homes For Sale with 13 Pending Sales..Popular area of Victoria with still some great choices

  • Gorge there are currently 11 homes For Sale in the Gorge with 8 Pending Sales..72% of the Listings Are Selling 
  • Glanford there are 13 Homes For Sale in Glanford with  13 Pending Sales..Wow 100% of the Listings Are selling :O)
  • Northridge there are 5 Homes For Sale in Northridge with 7 Pending Sales...If this Keeps up it will be hard to find a home here to Buy.
  • Tillicum there are 6 homes For Sale in Tillicum with 9 Pending Sales...Wow The Average selling Price Here is $ 429,700

  • Esquimalt there are 26 homes For Sale in Esquimalt with 14 Pending Sales...53% of the Listings are selling throughout this area

As you Can See there is an active Real Estate Market in Victoria, Low Mortgage Rates are Helping Homes Sales throughout the Victoria Region

Hi Donna..Low Prices and Record low mortgage interest rates are making home buying affordable..first time home buyers are leading the charge, now everyone is back in the game. Having Said that, this strong Buyer Activity should not be confused with I can ask my price for my home. Buyers are comparative shoppers and with only Buy homes well priced and in saleable condition.

Hi Teri...Basically districts in Victoria that the locals know. Certainly a active Market, Buyers are jumping on all the choices and buying their next dream house, while the mortgages rates and selection of houses are good.

Hi Janie...I was even surprised when I broke the different areas of Victoria down, Listings to Sales, some areas will be listless if the number of sales continue and we all know what happens then..price increases. Pricing at the moment is still very important...even though some areas may have little to choose from, you can be any where in Victoria in 15-20 minutes.So until the whole area sees 100% Pending to Sales, prices will not be rising..but Sales are welcome.
