Sellers that want to just test the market should wait. How long should they wait? Here is the time when I take out my crystal ball. If you have owned your house for 8+ years you should make a little money. If you have owned your house for 5-8 years you will probably break even. Those of you who have owned your house less than 5 years you will probably loose money. If a seller can not understand that even if they sell at a lost they will probably make up the difference when they buy their new home they should wait.
