I have finally got a handle on the short sale situation...I hope. After trying to do this on my own I gave up. I am nnow hooked up with a short sale company who actually get the sale negotiated and then they take the home over as a trust. You then have to deal only with these folks who will pay me a full commission to sell the home. The homeowner is free to move on and the bank has one less foreclosure to deal with. It is indeed a win win for everyone. Not all short sale companies are created equal but you should look for one in your market and see how it works. It seems that there are so many foreclosures now that this is a great way to get the owner out and keep the house intact.
I recently took 2 days of training to become REOS certified and I'm glad I did. I think that this training in great even if you are a buyers agent. The information gained will help with the contract process if not getting listings. After all is said and done, we are in a much different world than we were 18 years ago when I started in this business. We are no longer selling with the thought that our buyer will move in 3 to 5 years. The buyer now will need to stay put as the market continues to stabilize. So buy a home that you will be happy with for awhile!!
Foreclosures are up in Cumming and North Georgia so the bargains are out there. First time buyers and folks looking to move up can score a real deal in the Atlanta metro area.
