Our problems as a country are far from over. And if you ask me I think there are even harder times ahead. But for me, business wise,  things are picking up. I have had several closings in the past few months. And more under contract.

The downside is banks still aren't loaning, only those with cash seem to close. And it is taking me about four times the amount of milage and time to get something under contract. It is a buyers market yet some sellers still refuse to come down off their price, making it hard to come to an agreement.

But those of us in the market for any amount of time know that there are ebbs and flows in this business. Folks move, folks need homes. we just have to be grateful for the good times and hang on until they return again. How are things for the rest of you?

Absolutely around our area it's getting better. Sellers are no longer afraid to list and that's across teh board. Buyers are getting off the fence as well.

the new issue in our are ia when an reo comes on the market it recieves multiple offers, and gets bid up over asking price.... the short sales are sticking around, and are becoming even more and more under priced..very strange.

Traffic is way up, mostly lower end of the spectrum.  Lots of hassles with financing though.

Gary, we are getting more calls just asking questions and have had a few sales this month.  Prices have dropped here and first time buyer homes are abundant now.  So many affordable waiting to be sold.  Buyers need to get off the fence now, come out and take advantage of the best opportunity they are going to get.  Lenders also need to give it a break now, let up with some of this chaos they are pulling, but I do understand they have never been in this position before either and nobody seems to know what to do.

I liked it when I seen some FL folks above telling us that they are seeing good things because that means when they close they come up to see people like you and I.  Our market depends so much on FL and Atlanta.  I do think it will get better but not this year.  Just my opinion.
