MY Best Open House EVER ~ Looks Like the Buyers are off the Fence

Sunday I held another Open House, it's something I do often, usually for other agents in my office, since I am not a listing agent, I provide this service to other agents and I meet potential buyers.  Some days a few people show up, somedays its a constant flow of traffic, and I have sat at open houses and been the only one to walk thru the door. 

I often feel that its a crapshoot, regardless of the amount of advertising, signs all over, listed in the MLS, on Craigslist and all the other places one can think of to do... Well, this past Sunday, I had the Open House of all Open Houses, I came home with a notebook full of names and email addresses.  Most of the visitors said they were not working with another Realtor.

I had groups of 2 and 3 people streaming into the home continually on Sunday, I did good to introduce myself and have a few moments with each group.  One group upstairs, one downstairs, one in the backyard was how it went.  For 3 hours, plus as I was locking the gate, another man pulled up and said.. OH am I too Late?  Of course I said, Oh No, I will unlock the house so you can see it.  And I did and he did.

What made this Open House different?  I have no idea, but people were out, people were ready to talk about moving, some seem very motivated.  At our office yesterday other agents were saying how their Open Houses did a spectular business. 

Whatever the reason: gorgeous weather? nothing on TV? not football season or World Series Baseball either, whatever the reason, I'm happy I was there.  Amazingly enough, this was at a house that is priced over $600,000.  No first time buyers, no one was looking for 100% financing.  (I love working with firsttime buyers, please don't read that as a negative).

Converting one of these prospects to a real buyer is the next step.  Oh yes I have already sent them a thankyou note.  After a season of grim no shows and being stood up and no phone calls returned, all the stuff that has made this a difficult daily chore to keep moving forward, there is light at the end of the tunnel.  People, buyers are coming out of the darkness into the daylight.  Should I start to sing, "It's beginning to look a lot like Christmas"!  That's how refreshed I am, how back on track and positive I feel things are about to burst open.  Are you ready?  After I put away my happy dancing shoes, I'm putting on my runners!

All you buyers out there... call me quick so we can find you the right new home before someone else snatches it up..   remember, Interest is low, inventory is good, loans are available...  so if you are looking for a home in Austin, South Austin, Kyle or Dripping Springs,  give me a ring and lets get started.

Gail - Glad to hear you had a beautiful day for your Open House and that folks were milling about. I canceled my Open House , we had too much rain all weekend and my clients have almost white carpet , not a good mix.

As my girls tell me "Just keep swimming" and it will all turn out OK

It's funny how it works.  Last weekend there were 23 groups through my open house over 2 days.  Then this past Sunday, I had 3.  go figure.

Dorie, interest is so low when it goes back up again, I would bet we will never see these rates in our lifetime again.  Or at least for another 30 years.  Smart buyers are acting now.

Jason, thanks,  yes it is a very terrific feeling after the past few months of deadends.

Angelia... Dripping Springs is a great community just about 25 minutes west of Austin.  On Hwy290 W.  The school district has some of the best schools in the area, the landscape is gorgeous with rolling hills, big old oak trees, its a growing community with many subdivision families are finding reasonable prices on spacious homes.  I love Drippin' . :)
