Unless you are a first-time home buyer, chances are you'll need to sell your current home to free up your equity and move towards your dream home.
Let's face it, your equity is CASH tied up in your current home. Most likely, you'll need to sell before you can buy a home.
This means you need a listing agent.
So what can we do for you as Exclusive Buyer Agents? We never list property, but that doesn’t mean we can’t help you when it comes to selling your home in Portland, Salem, Silverton, Corvallis, Albany, Dallas or any of the other Oregon cities we serve in the Willamette Valley.

While working as Exclusive Buyer Agents, we interact primarily with real estate agents that take listings. We can refer you to agents we have worked with who have done an outstanding job for their clients and have the needed qualities to help sell your home as quickly and smoothly as possible.
We not only value excellent communication, a strong work ethic, and integrity in our own company, but we keep track of those we interact with who value and possess these attributes as well. (We keep a little black book of our interactions with other agents, how they were to work with, their professionalism, etc.)
We can also educate you about the things you need to watch out for when you list your home.
First off, if you have found a home you liked and contacted the listing agent, they will most likely offer to list your current home for you, as well as help you buy the new home. We recommend against that.
Buyers aren't the only ones who need to be educated and aware before entering the world of real estate. Buyers aren't the only ones affected by entering into what Oregon calls "Disclosed Limited Agency." If you as a seller share the same agent you face the same problem of not being represented to the fullest.
You do not want to be in a limited or dual agency arrangement as a buyer OR a seller. You should have your own separate agent to buy a home, and you should have your own separate agent to list your home. It is best to have someone specialized representing you in each area.
It may be the encouraged tradition to have the same agent for both transactions, but having an Exclusive Buyers Agent for your home purchase is the best way to protect your interests 100% exclusively. The best way to protect your interests when selling your home is DO NOT ENTER a Disclosed Limited Agency Agreement which allows your agent to represent you and the buyer.

THERE IS A BETTER WAY
There are some real estate companies that do not practice limited or dual agency. This means that if you are listing your home with them, they will require the buyer to be represented outside of their company. This is a good thing and gives each team their own coach and own private locker room so they can play to their full advantage, uncompromised. We respect companies that try to eliminate conflict-of-interest and would love to refer you to a company like this if you need to sell your home.

As a seller, you need to carefully hire the right agent to do the job. You can find any agent to hammer a sign in front of your home, and enter the basics on the MLS and then sit back and wait.
We want you, as a seller, to have better than that. You want someone who is hard-working, honest and loyal to you, and has a proven track record of strong marketing to get the job done.
