You have to listen or you are just wasting your time and gas!

Photo courtesy of bjearwicke My wife’s cousin and his wife came to town to look for a condo here in Florida so they could escape the cold winter weather of New York.

So, once they got down here we decided to go out for dinner, and, of course, we talked about real estate in South Florida. Just from the conversation, I knew right away that the real estate agent they were working with just wasted two days of her time because my wife’s cousin wasn’t going to buy a thing and they still had one day to go.

The following day the same agent would still be driving them from place to place for the third straight day and wasn’t going to get a dime for his time and effort. In 10 minutes I knew that they were not going to buy a condo… HOW? I LISTENED!

When I was in the trenches, I LISTENED to buyers VERY carefully! I spent more time with them in the office asking the right questions instead of driving them around.

And I was right, when my wife talked to her cousins before they were leaving town, they told her they have to “think” about it and that maybe they would just rent a place for the winter.

I knew the outcome without having to drive them around. I asked them the questions the agent SHOULD have asked them and I didn’t get the right answers from them, so I knew they weren’t ready to buy.

So many people wanted to know how I did it, that they asked me to write a book and I did called “Secrets of Selling a home in 3 hours or less

I have found that when I don't ask enough questions then I am spinning my wheels.  However, I can ask all the questions in the world BUT if I do not LISTEN then I am just as doomed to be spinning my wheels.

George, as you know this was one of the first books I ever bought from you.... In fact I think it was the first and it changed my career that year and I ended up buying ever book you had after that first book, so I could read it while on vacation. I'm still thank you today!

George, There's always that saying that God gave us 2 ears and 1 mouth for a reason. To listen twice as much as we talk! It's such a simple concept, yet so many agents don't get it.

Don - This is where most agents fail.  They don't LISTEN to what their buyers (and sellers) want.  That's why I spent more time in the office before rushing out the door to "show" homes.  And that's why I only had to show a handful homes to have the buyer make an offer.

Todd - I remember the day you ordered the package.  We had to have the fulfillment company race to ship so you had it before your vacation.  I'm glad I was able to help you in your real estate career.
