Another Successful Northern Liberties Settlement !

Today, on Cinco de Mayo,  we had another settlement in Northern Liberties with very happy sellers.  Our folks had the property on the market in the past and had trouble getting their property sold.  We showed their property a few Northern Liberties Neighborhoodtimes during their prior listing.  So when their listing expired, they called us and said. "We want you to sell our property: not only did you show our property but you live in the neighborhood and most importantly we see your marketing all over the Internet ! "

The beautiful part of the process is that we were able to generate multiple offers - 3 in fact which is great for this market !  As a result, we negotiated the best deal with the best terms.  It also ended up being the right buyer with strong financing and a smooth home inspection process. 

Our sellers are very happy today !  In addition to having a great client, we now have great friends as well.  

Stephanie and I really enjoy being part of the Northern Liberties community - we love helping buyers and sellers in the neighborhood !  It is a special and magical place for us.  It is where I proposed to her : )

Awesome job guys - 3 offers in this market? That's crazy, but of anyone I could expect it from you two, you are LOCAL, ALL OVER the Internet, and most of all very EXPERIENCED. Certainly sounds like a winning combo to me!

That is your story, I seen it before. Your marketing and activity in your market stands out.

I just reminisced when I read it. I remember when I first started selling real estate. I was quite young for the industry. I was 24 or 25, and most agents were quite old in my eyes. I always felt like there was something they knew that I didn't. Well, I would show, show and show property. I got listings by expired such as yours, calling me and asking me to stop by, so we could talk.

Other agents would say, "how did you get that listing"? My answer always was, I showed their house a lot and they remembered it and ask me to sell it for them.

That to me was always basic good real estate!

I just thought that the only way I could make money was to show houses and ultimately get listings. So that what I did, I would show houses until my clients signed an offer or it got too late.

Steve - Wow !  Thanks for the compliment and reinforcement !  It is a very tough market out there so it is great when hard work is rewarded with a successful deal.  And more importantly, the result of that deal are very happy consumers and clients.

Richard- That is awesome !  I am glad our blog post was a nice trigger for some good memories.  And lessons too.  At the end of the day, it does not matter how good you are, it is still about lead generation through hard work.  Agents cannot expect to just sit back and wait for the phone to ring with a seller calling and saying "please come over and list my house".  Well that does happen sometimes (LOL) , but for the most part, an agent will get to that call from being proactive doing some sort of activities (showing properties, door knocking, sending letters, farming an area) to get to that position.

Jess - I think you are right !  When she said "Yes" I realized how great life is.  And from a business standpoint, we love being a husband and wife team, as do our clients.  They get double the resources and experience with no extra cost !

Hannah - Yes it was the smartest thing I ever did by proposing to Stephanie.  Yes, it was a sad day at the funeral service yesterday.  It is a reminder of how precious life is and how short life can be. 

Sarah - Yes, I did not plan on ending it that way when I started writing the blog post, but it ended up going in that direction !!  

Jason- Sounds like a great program.  We helped someone purchase recently who worked for Temple University.  He received a $5K grant from the City of Philadelphia and $5K from his employer (Temple University).  Was awesome !  And he was a first time homebuyer that qualified for the $8K first time homebuyer tax credit.  Would be interested in knowing what type of Grant Program was used for your settlement today.
