I have done some searching and would like to get an updated idea on what most agents budget for the marketing of their listings. 

I'm only a photographer...but if I were on the other side of the lens, after the contract had been signed, I would start with a stager then follow-up with great pictures since they are used for the other aspects of marketing the property. 

Here's my action list for marketing, I can only put in the amounts I change so let me know what yours looks like and how has it has changed with the current conditions.

Stager

Photography                         $75-$150

Virtual Tour                            $30

Listing Flyers(25 2-page)   $30

Realtor.com

Newspaper ad

Just Listed Postcards

Once you add all the free websites, what else do you need? Plus, cut out anything print as it is a huge waste of money!

Wouldn't use any sites like the one you listed.  Less than 1/2 of US licensees are in ANY MLS so those sites are Internet distractions to buyers and sellers.  They need to find OUR sites, not an intermediary that want us to buy "leads".

Heath - So then where to you spend your marketing budget?  Since you don't need to spend any money on Internet, do you use a stager, from your pictures it doesn't appear you're using a professional photographer.  Do you run any print ads or have property flyers?

I don't use a stagier because I live in Libby Montana and we don't have one. We do have some photographers that I would love to use. They don't seem to go out for Realtors. I would love to do these things
