Staging my own house - I'm in my client's shoes!

So we too decided to take the leap into today's market.

This means my own house is going on the market. Uh oh - the adage "the way you live in your home and stage your home are two different things really is hitting home! A stager staging their own home! Last Saturday, I did an informal staging report on my own home. I walked room by room - coffee cup in hand, assessing the damage - I mean - property.  Wow - people really do live like this! Evidence of young children lurks in every corner along with the calling card of a once rambunctious golden retriever - torn screen door and scratches on the hard wood floors.

My husband is very supportive and listens and offer guidance when I discuss staging and preparing properties as we talk about our days. The man who is sympathetic and always nods his head when I talk of staging and how it boots sales... took one look at this report and became defensive and questioned half the things on the list! "But, but but...."  it was hilarious! The list is long and includes finishing a bathroom, lots of fresh paint, packing & decluttering, moving furniture... the usual things I do for others.

It's funny to be on the other side, I'm sure down the road like other sellers, I'll be crying too.

Good luck!  My partner Bevin just sold her house (closed on Monday actually) and it went under contract in about a week!  Of course when I did the walkthrough for her (as we never recommend staging your own home - too close) she still did the but, but, but with me.... I just laughed at her and she did it. 

She said she now understands why sellers baulk at the suggestions.. lol!

Good for you to take the time and think of your own home objectively. I've always vowed that once it comes time to sell our home, I'll call upon my local Stager Friends to do the assessment for me.  Nothing like another fresh eye.

Thanks for the great comments and support. Last night I went to home depot and picked up some lights. Again, my client is not happy with the budget. Truly, this is hilarious! I'm off to take some before pictures.

Jessica!  I have been there and am there again!  All evidence of my little dog had to go away, closets had to be cleaned, updating lighting and fixtures, the list goes on and on...

My favorite staging craziness-- not using the special "staging bath and kitchen towels" and hiding the ones I used!  Last time, my home sold in a week, so at least the craziness didn't last that long!  I'm hoping I have the same good fortune this time as well.

The good thing is, you'll have a great new perspective when you speak with your clients.  It is great to be able to say, "I've been there, I know first-hand what it's like, I understand!"  It's also good for your clients to know that nobody's house is perfect (including yours) and everyone could use staging, even stagers!  Good luck to you!
