More Help on the Horizon for First Time WA Buyers

Many first time buyers already know about the first time home buyer tax credit for purchases made this year. But since most zero down-payment programs have been eliminated, many buyers are still unable to purchase because they don't yet have their 3.5% downpayment saved. Although the credit was meant to stimulate home sales, there's a bit of a logistical problem.... in order to get the credit, buyers have to purchase a house, but in order to purchase a house, they need the tax credit to help with their downpayment.

Here in Washington State, the legislature is looking into a creative alternative to help would-be buyers take advantage of this very affordable market. The State recently passed a budget which provides 25 million dollars to be used as advances against the tax credit. They are calling it the TAX CREDIT ADVANCE PROGRAM

The details have not yet been worked out, but hopefully this will be a viable option for local buyers in the very near future!

This is gonna be HUGE and can hardly wait!  Have several buyers waiting on it.  My hope is that Fannie & Freddie won't have a problem with it like they did Seller Assisted DPA's.

Great idea!  Hopefully it won't take too long to be able to put into place...to actually be able to get into the hands "of then people"....so it can be utilized!

Have you checked into guidelines for the USDA program?  Certain communities in my market qualify for zero down loans through that program.  It's awesome!  Also, certain lenders here, including Wells Fargo, are not offering a program that allows buyers to use $7000 of the credit up front for their down payment.

Wow, Colleen, what a deal! I can only hope that the state of California follows suit. An advance tax credit. Who woulda thunk?

We do have a program in northern California that is coming back. It allows buyers to put down 3%, get a closing cost credit from the lender and receive an 80% first with a 17% silent second.

As for the other "real" issue...FHA is getting ready to allow the $8000 Tax Credit to be part of the downpayment!!!!!!
