OK! Here is one more tip to help you along!
Does the buyer making an offer on your home have the resources to qualify for a mortgage? If you aren't sure, or you "think so" or you really don't know - you may not be selling your home to that Buyer!
Here are few questions you need to ask potential Buyers:
1. Has the buyer been prequalified or preapproved for a mortgage? If yes, ask for a lender certificate or an LSR (loan status report) - these buyers will be in a much better position to obtain a mortgage promptly.
2. Does the buyer have money for the down payment and closing costs? A buyer will likely need 20 percent of the home's price as a down payment and between 2 and 7 percent of the price to cover closing costs.
3. Does the buyer have good credit? Make sure you ask for a credit report and review it!
