I have just finished staging a home that has been on the market for over 470 days! The home had been listed with two other Realtors with no showings and no offers. The previous Realtor got the seller to drop $30K off the price. That did not help. The present Realtor called and asked me to take a look at the home. Before I go on a consultation for a house that is already listed, I always pull it up and take a look at the pictures. When I sawthis listing I knew why there were no calls on this house. The original Realtor had taken some pretty bad pictures, but then the second Realtor used the same photos. The house lookedlike it needs a total re-hab in those photos. It doesn't! I suggested to the new Realtor that she only show the outside until I can get in there. I went in & moved the furniture around, painted the living room (it was white), & added some art and accessories. It took 3 days to get it ready. Last Saturday the new Realtor had an open house and 14 people showed up, 6 of which are qualified buyers. That's 14 more people than have been in to see this property in over 470 days! The cost of this staging including new carpets was about $5K. What if the house had been staged before it went on the market? The seller might not have had to drop the price by $30K. We will see how long it takes to sell it now. Do not waste valuable market timeshowing houses that are not ready to sell.
It always puzzles me why sellers waste so much time 'waiting to see if it will sell first'.... sigh...
Noella; nice job! And the proof is in the fact that there have now been people coming to see the house. This is the power of good photos on the Internet. I love your line: "Do not waste valuable market time showing houses that are not ready to sell." May I borrow that line? It sums it up so simply.
Thank You Peg. Sure you can use the line. My other favorite is "you can't sell the space if you can't see the space." You can use that one too.

It is one of the most puzzling things about this business! Why not invest the money into staging a home instead of paying for the expense of maintaining that home for so many more months? Thanks for sharing! Looking forward to seeing how long it takes for the offers to start coming in!
Noella ~ This is one of the most frustrating aspects of home staging. I talk with so many home sellers who have made huge price reductions and watched their listing linger with no offers. Now they are finally starting to think about staging, but often have little to no money left to get it done, when staging before listing would have cost them a very small fraction of their price reduction and likely netted them a quicker sale for a better price.
You did a great job with this property--thanks for sharing!
Does anyone have any ideas how we can educate the general public....Call a Home Staging Professional when selling or at least prior to the 1st price reduction!!!
I'm sure this is a frustration all staging experts!

Noella, I too liked your line about not wasting valuable time. We have to continue to educate our Realtors and Sellers on the value of getting it right BEFORE they put their house on the market, not AFTER it's been sitting there for 300+ days.
