Back in November of last year we sent Lisa Schlitz, our buyers' agent a nice young couple who wanted to buy a home.
They had chosen their own lender, were approved to buy a home and so Lisa diligently researched the homes that would meet their critiria.
Lisa found them a home in no time that they really liked so they put in an offer which the seller accepted but since this was a short sale it was going to take a while longer than a normal non short sale closing.
Their lender kept telling Lisa that everything was fine with the buyers' approval and such.
Come to find out, their lender was pulling their leg. He did not even know his products because this couple was self employed and he was telling them to go stated income!
Where has he been living? Under a rock.
Finally after 2 extensions this guy decided to be honest and tell the buyers that they could not get a loan.
About the same time I had begun having an online conversation with Jeff Belonger about our state of the union. 
We decided to ask Jeff if he could talk with the buyers and see if he could get them approved.

We have a policy with our short sale listings that if you are getting financing and we do not have an actual approval from the buyers' lender that the buyer has to get approved through Jeff before our sellers accept their offers. They can use whoever they would like to use after that but we need to know the buyers are going to close.
